    It's not coincidence, but it isn't the effect most people are making it out to be. It has nothing to do with his actual policies or plans, it is the lack of clarity and lack of real details. I suggest that everyone here that wants to really learn more, should read Prospect Theory and learn some behavioral economics. The fear of uncertainty is one of the most powerful emotions in finance.

  5. I think this is the case. With the amount of seats lost because of 1994 + the recent Heller case, I don't think they want to even begin to touch this issue.

  11. Do you have any experience in hotels? Or know someone who does? I have been looking at buying this hotel that makes good cash flow, but their expenses are through the roof and I have been banging my head on the desk trying to figure out if I could get it to make money.

  14. We were told to just notify if you are armed. Basically if you aren't armed, and don't notify, there was nothing that you didn't tell them.
  15. They know you have a CHL, but that can't tell if you are armed or not. That is why you are supposed to notify on traffic stops

  17. Their type of franchise runs them directly off of a regional computer. They are the only "township" gas station, so the computer prices it up. It's stupid. Although the one dude in there is like my buddy now, knows me by name and everything, lol. Apparently the bakery shop should be open soon, can't wait to gain all my weight back on that.
  18. Oh, I don't think he should try for it, but it is a good STFU point to bring up if she keeps being a bitch about it. Not only would she lose in court, but she would owe another 30 days in rent. Informing people that if they pursue civil action against you will most likely cost THEM money usually shuts them up. Landlord would most likely stay out of it. I know for a fact my dad and grandpa would have, esp if we never had any problems with the tenants.

  21. You guys do realize that she doesn't have to legally be on the lease as long as you aren't breaking any housing laws correct? The only reason you add someone to the lease is to give them permission to 1. Submit work orders 2. give consent to enter to management 3. allow entry in lock out situations 4. split liability with the complex for any damages or missed rent. Why anyone is making any kind of deal of her not being on the lease is beyond me. She had a verbal lease with you, she paid her part of the rent, she technically owes you another 30 days of rent if she wants to play hardball. Her stuff is there, take pictures of it. Mail is not the only thing that confirms residency in the state of Ohio. Her stuff being there, her paying you rent and her having a key would confirm residency, therefore would validate your verbal contract. These are all very straightforward, simple, landlord/tenant laws in the state of Ohio. You don't need to lie about squat.

  23. You left out the fact that there is nothing for her to prove. remainder of month +30 is what she is legally responsible for. No lawyer would take it because she has no case
  24. Actually, she owes you another month's rent. She broke a verbal lease without 30 days notice. She was renting from you and you had no relationship with her. It's pretty standard, but basically, you don't owe her a dime. I would also leave the extra money alone, I would just explain that to her.
