Ive rented rooms before in houses for between 80-120wk. Depending on certain things like if they would have private bath it would be closer to the higher number. You have a pretty good location going for you as well.

The best thing to do if you're not going to use a transfer switch is to actually unhook your main feed coming into the main panel during generator use. This will insure no mistakes with backfeeding People do this all of the time with no problems...Its what I would do... -
