Don cockrell 614-804-2470.

 

Don was extremely personal, put me to work. I followed him around checking the house and signing off. After the inspection i felt extremely confident with my purchase. I wasnt just taking his word for it. I paid $250.00 and would use him again.

I had called the rick patch guy first and still hasn't heard back.

 

Luke's dad answered immediately, but looking like I may need Friday and he is booked then already.

Used Patch Home Inspections, did an excellent job. Was very friendly and easy to work with, didn't mind me asking him non-stop questions during the inspection and his report was idiot-proof. Wouldn't hesitate to use again.

Jim didn't do mine, it was his partner that came out, but holy hell was he thorough! I was highly impressed.

The report format was really nice. If I knew where I saved mine, I'd send it to the OP for an FYI. Jim had this sweet ladder I've been meaning to pick up too:

It's pretty handy. I picked one up at Sherwin Williams on sale a couple years ago. It's surprisingly sturdy, you just can't carry a lot of weight up it.

Chris Nelson from Habitat is coming out to do our inspection on a house we went into contract on over the weekend. I mentioned seeing them on here and they say they've been getting steady business from this forum. I'll post up my feedback after I get their report.

I spent all afternoon on the phone getting inspection quotes:

 

Thad (01sentrase2.0's dad) was unfortunately the most expensive out of the six businesses I contacted. His rate also did not include the septic/well inspection, in which the contact he gave me never returned my call.

 

Linkhorn was the second most expensive, although they did everything as a package and were a "one stop shop" providing all services without farming out to a 3rd party.

 

Patch was the third most expensive and couldn't set up the septic/well, they told me to call Benchmark to set that up.

 

HouseMaster was the fourth most expensive and set up their septic/well through a 3rd party.

 

Habitation Investigation was second to last on pricing, but again referred me to Benchmark to set up my own septic/well inspection.

 

Benchmark is not licensed in Muskingum County and all they could do was refer me to the County Board of Health for further inspection assistance.

 

ARS Inspections was by far the most inexpensive, provides their own well inspection, and handles a 3rd party for the septic. This is who I scheduled with, I will update after everything happens.

How did the ARS inspection go? The missus and i are likely going to put a bid on a house tomorrow and need to have our ducks in a row before hand.

 

Edit, just saw they were out of ZZV. probably too far for Delaware.
