  1. Wow. Do the math...in the evening hours she used the equivalent of 3.47 DAYS of straight talk time. Mix that with the texting...that's incredible.   2. Girlfriends family has a 2004 F250 with the v10...reliable as fuck. They use it to pull a rather large horse trailer and haul all the necessary horse items (tons of feed, lumber, etc) and it runs like a champ. These people are NOT car people so I'm sure it has been neglected and it doesnt make a sound of protest. 80,000 hard miles. The only complaint, as everyone else has said, is shitty MPG. I'd buy one in a hearbeat if I needed that much of a truck. My f-150 with the 5.4l is more than enough truck for towing cars, bikes, boats, etc. -Marc

  6. Also, just because the fed promised to keep rates low do not put off taking action. Remember that 'low' is a relative term. Low to us in the past 5 years is now. Low to 10-25 years ago is still 10% fixed. A good interest rate on a home in the 80's was below 15%. Apples to apples. -Marc
  7. It spiked the day after the announcement but has come back down and is holding steady. I have 2 answers: -Short term...won't affect rates. Short term is the next 12-24 months. -Long term...if it is not corrected...rates will rise. A lot. As will inflation. If you own a home currently and have a higher than what I posted rate...I would seriously advise a strong look at a refinance. Forget the short term monthly savings. Look at the long run, and what your plans are for the home. If you are looking to buy and have the means...their is no better time than right now. -Marc

  14. No fee for not escrowing. I HATE escrows, and will try and convince every client against it if possible. Total cost varies from situation to situation. Best case scenario with a low LTV and middle credit score above 740 would be $250 up front (covers appraisal, credit report and flood cert) + $100 (or less depending on county) for county recording + $35 for courier.   16. Hello All, I wanted to make everyone aware that rates have dropped, and I can refinance any type of loan (conventional, FHA, VA, etc) at incredibly low rates with incredibly low closing costs. On our internal products, we DO NOT charge title insurance, and have a set, flat fee. On FHA products, I can typically close you with next to no closing costs as well. Currently, I can offer with a conventional product: 3.500% FIXED for 15 years 4.250% FIXED for 20 years 4.375% FIXED for 30 years Remember that rates can change daily, so the sooner we act the better. For qualified borrowers, our closing costs on these products are $250 for application, $100 for county recording, and $35 for courier. Of that, you will only pay the $250 which I will credit back to you at closing. FHA I can go as low as 4.00% FIXED for 30 years and 3.50% FIXED for 15 years. I also have RD loans and VA loans available and offer first time home buyers programs that will require you to bring as little as 1.0% down.   18. They are complete piles of shit. Just drove a 2012 with 32 miles on it and was disgusted with the build quality. Rattled and creaked at every bump, transmission hesitated a lot, windows struggled to go up and brakes felt like shit. Even the stereo sucked balls. I don't care if it's 15k brand new...it was a joke of a vehicle. I cannot believe they are selling well. -Marc

  21. I'm comfortable where I am, and am very good at my job. But, like you, I don't know if this is what I want to do for the rest of my life or even if the industry will be able to support my desired lifestyle (fucking mortgages). I turn 26 in August and really don't know what I want to do. I love the banking industry, I love sales, and I love golf. Seem's like I will be a banker to some degree, I just don't know what.
