It is in excellent condition with the only wear showing on the screen/spark protecter. It looks like these things are almost 2,000.00 new. We need to get rid of it as our kids are too young to not crash into it or get burned by it so we are offering it for sale rather than store it 10-15 years. I do not believe it has to be that far from the wall - the previous owner was paranoid- she said her husband used to build raging fires in it when it was up against the wall but it always made her uncomfortable as it is fake brick material. I am basing this asking price on the near perfect condition and new pricing. Really tempting given the price, but we would have to store it for a few years. FYI, for anyone interested.
