  1. Another GTR built by Switzer put down around 1250awhp. Not sure if that is the final # but will be interesting to see what the car runs.

  5. Pretty sure Costco has a deal on Hyatt certificates as well. Think you get $100 worth for $80.
  6. Depending on the dates the hotels are not that bad in DC. I was there a few months back and we stayed at one of the Hyatt hotels. Pretty sure it was less than $100/night. Here are a couple things I would recommend. Washington Monument White House tour Crime and Punishment Museum Holocaust Museum Senate/House session & Cap. Building tour Bureau printing and engraving was pretty neat Fords Theater Archives Museum We were there 5-6 days and visited 2-4 things a day. Metro will make life a lot easier as well. If you’re interested in doing a tour of the White House make sure you submit your info a couple months ahead. I think you can do it up to 6 months in advance.

  8. Hey John, have you looked at an E63? I've had one for a couple years and have really liked it. Kind of the best of both worlds, good speed but luxury at the same time.
  9. I couldn't agree more. About an hour after he wrote me the ticket I was heading back home (going west on Polaris Pkwy). I saw the flashing lights in the mirror again and he flies past everyone left of center in front of the Shell station going after another car. I had a buddy in the car and we were thinking WTF. Keep in mind this is around 630p, traffic was pretty heavy. Only officer I have encountered that has been a total asshole and I have been pulled over more times than I like to think about.

  11. What you just said is the exact same thing that happened to me about 6 months ago. I was turning onto Polaris Pkwy during rush hour and the officer pulled up behind me with his lights on. We were at a red light. I put my turn signal on and moved over to the left lane. Then put the harards on and made a left turn to get off the main road. He said the same shit to me, came up yelling and threatening to tow my car and take me to jail. This was all over my car having tinted windows. He told me if I didn't remove the tint right then the car was getting towed. I told him I will have it removed but I'm not taking it off right there. The guy was just being a prick. He asked me if I knew the two things that bothered him most, I said no. His response was tinted windows and no front license plate, LOL. My guess would have been guns and drugs but I guess that wouldn't make sense. Guess thats why they stick him on freeway patrol.

  13. Sorry to hear. I have a few friends in the business that are having trouble here in Columbus. They have 30+ years in the business as well. Hard to compete with the GE and Kroger (Turkey Hill) stations buying millions of gallons and offering so many incentives. Best of luck in the future.
  14. Hi Jordan. As with any business there are many variables that contribute to the success or failure. All of the brands mentioned in the above posts have stores doing well somewhere. At your age I would definitely recommend getting as much experience as you can. Working at Subway is one thing but there is a lot that goes on behind the scenes as well. Basic operations are fairly easy and even the management of restaurants is not that difficult as long as you have the ability to manage people. Running the back end of the business can be challenging and costly without experience or guidance. Proper entity setup, tax planning, labor laws and other regulations, etc. are a very important part of your business that you will need to understand. Building a new Subway will be very difficult here in central Ohio. You have nearly 120 stores in this development and more than 200 in the market, very saturated. This is good for brand awareness but limits your growth opportunity through new store development. Best bet is to seek out a franchisee looking to sell a store. As I mentioned above, you will find stores of all shapes, sizes, and profits. There are some very good stores out there and there are also a few I wouldn’t even think of touching. An existing store that shows a positive cash flow is typically going to run you more $$$ than a new build. On the positive side, you have a track record. This will work in your favor when seeking financing and also give you a good idea what type of income to expect from the unit. A McDonalds will do more volume than a Subway without a doubt. You are honestly comparing apples and oranges though. Average McDonalds build out is going to be north of 1.2M not including real estate. Subway will be around 175K. Your staff is going to be 5-7 times the typical Subway as well. Cost of good for most QSR brands run 28-30%. A lender will require 20-40% of the project cost as a down payment and ask for an SBA guarantee. My advice, avoid investors and/or partners if possible. Just another person to answer to and if you wanted to do that you could get a 9-5 job. Profits can be seen immediately depending on the situation. Business is a numbers game and there are many ways to structure a deal. As long as you make wise decisions there is no way you would be in the red for 3 years. If you are then I would suggest rethinking the investment. What Subway(s) did you work at?

  17. See the second paragraph in the link below. There is a lot of options out there and rates, PMI, down payment, etc. are going to vary based on the individual. Like I said in the post above I am open to being creative with the deal and making it work for the buyer. I was throwing out a quick calculation to give people a general idea what the cost would be to purchase.   18. There is a contract for the current renters but they are looking to move. If you wanted to rent the house you shouldn't have a problem. You should be able to pull $1250/mo plus there. I also have another property on the same street I would let go. Exact same style home with a stone front and pond view.
  19. Taxes are 2457/year ($204/mo). I based the mortgage payment on the assumption a buyer would be able to use the tax credit towards the purchase with an interest rate of 4.95%. This brings the financed portion down to $129.9K with 0 down for the buyer besides closing costs. P&I 693.37 Taxes 204.75 Total 898.12 Your right, I did not include insurance.
  20. Thanks for the comments guys. My business partner is a broker and can handle the transaction for both sides and the price listed above. If anyone is interested in seeing the property I can set up a walk through. The home is currently being rented therefore I was unable to get inside pics at the moment. I would like this house sold and I am willing to be creative to get the right buyer in there. At this price with current rates you would have a payment of less than $900/mo (including taxes). I've been renting this house for the last 5 years at $1185-1395 so it might be a good investment for someone going that route as well.

It has a full basement, and a crawl space (maybe 10x10). The home has been freshly painted and has nearly 2000 sqft of living space. Great quiet neighborhood and close to route 33 for easy commute. I would be willing to sell the property for $137,900. This is a FSBO price and does not include commission to a buyers agent.
