Update:
Field Supervisor came out for inspection and was pretty upset with all the shit laying around.
We ended up finding some more things once glancing over it all. Areas not caulked, typar not taped, Electrical outlet only housed in vinyl and not electrical box, gutter not sloped correctly, bump out not flashed correctly, faucets not screwed in, water meter mounted next to faucet, flashing not screwed properly, J channels not attached to anything. List goes on.
Window situation: he will be going back to his boss about them, i let Bungalow 19 try and do one window and it cracked his mold(Vinyl is flexible vs hard plastic) So they will be coming back out and finishing up all of those things. right now we stand to get 5 new windows and the rest of the shit fixed.

Project manager said that they owned up to breaking the window corners. There are two more additional windows as well that were found. They have Bungalow 19 coming out tomorrow to do one corner for me so i can see his work. Basically molds it back on with marine grade epoxy. He is charging around 225 -250 to complete.
My only concerns are he will be sanding and then painting and only guaranteeing for a year. Since the window is 10 years faded it may not look the same. He works for a lot of builders as well fixing their windows.
Update:
Went out there today and found a shit ton of trash on the ground and a foot section of downspout laying there.
Here are some pics.

Did you get an insurance check or is the insurance company paying them directly? If insurance is paying them directly, call and have them withhold payment and explain why. Call the company back and tell them they won't get the rest till its fixed right.
Fortunately we were cut a check and we able to find our own company. We have not paid anything at this point. Today is supposed to be their last day as they are putting up the gutters.
Field supervisor was supposed to stop out yesterday, he apparently never did and is doing that today. Project manager is getting with his boss today.
Paul - Yeah im not sure what the deal is, a lot of people now a days dont take pride in their work.

Yeah from what i can tell the J channel is built in. Damage wasnt from the storm because we have pictures from before they started and it was fine. looks like windows are about 120 bucks a piece from a quick search for single hung double pane.
We shall see what they say tomorrow morning. Just getting ridiculous at this point. dealt with 2 project managers and a project supervisor and a foreman that back talks.

About 5-6 months ago we had the big wind storm and siding was getting damaged left and right, well i was one of the lucky ones. After a long battle with the insurance company we finally got them to settle on replacing the entire exterior. Great, now company is lined up to replace it. They have been in business 23 years great reviews, came out urgently (well after the store, as of last month roughly).
They start the install and I notice a few small things that need corrected. Typar not straight (gap at bottom), not using button caps when nailing. those issues were fixed. Then starter strip wasnt on straight so i had them fix that. No communication as to when they were coming out. I settled all those.
Now they are basically done and i notice the corner on our front bump out windows are broken. I called and explained, so the next day they put some goo on it to say it is fixed. Not acceptable to me. I look closer and see they broke other corners as well.
Im not sure if these J channels can be replaced on the vinyl windows or not. Before i blow up on them do anyone know if the J channels can be replaced or would it need to be a whole new window? 2 of 4 corners broke on each. total of 3 windows.
ill have pics up shortly.

notes:
windstorm, got money, hired company, broke window corners when removing old vinyl.

i would more than likely put that specialist on a written warning and make sure that note made it into their file. (person who wrote it)
No need for that.
Looks to be in my building as well.

Is derek still at 256 or has he moved to a different location?
-
anyone?
-
Alright, so i havent had much time to look at this. Is anyone available tomorrow or tuesday to stop out and see what all might possibly be involved?
-
You should be able to do it all from the top without removing any drywall below. What are your plans for the stairs? Stain/carpet?
staining the tread on second step and having carpet the rest of the way up, then full stain on riser and tread for main step.
-
In my description I was kinda sorta describing building a new stringter type section underneath the existing stairs.
Im thinking i might need to depending on what it looks like. time to open some drywall in the basement...
-
In this picture of the combination it looks like it needs a whole new stringer but what do i know?

So all you want to do is remove the small wing section at the bottom of the stairs, right hand side in pic, and then install the section in your link in its place?
Correct, remove the wall to the right of the stairs and then cut the stringer to fit a new tread and a curved stairs on the bottom
-
Im looking for some advice to see if this is something worth doing. Currently i have 1.5 stairs that are currently closed/knee wall and want to convert them to a partial open.
Now, Im thinking i can just cut the stringer up to the drywall and remove the wall that was for the ballisters previously. Then, take the 2nd tread off and replace with a longer tread and put a curved step in at the bottom.
Do i need to remove the entire stringer or is it still possible to only cut the stringer for the bottom two steps to allow the open look?
Looking to replace with this at the bottom. and do a curved handrail.

my moms scraps on a not so steep angle but if it get it just right it clears. i wouldnt worry about it too much. If you are worried about replacing a 60$ part for a 90k car you are doing something wrong. 90k for 427, 60-70 for grand sport and a little more for z06
-
My mom ended up finding a 13' vette she liked, but ran into a few issues. Paint had some damage to it, t tops were buffed with compound. however, after some pushing and providing proof to the dealer she was able to get it all corrected by esoteric. She is getting new t tops and all the paint issues have been corrected. Here is the picture minus the top being replaced.
pretty fun to drive, but i would have expected some more options for the money

alright well they came back finally and still managed to miss stuff and do half assed work. This is absolutely getting ridiculous.
They are now telling me no one will be coming out until wednesday to fix this stuff.
good news, granite is installed.
