  1. So you didn't say what kind of car, but I was thinking demo derby or make it into a shooting target.

     

    I saw an episode of counting cars where they turned a ford into a pool table. How about stripping it down and putting it on the roof like an old school diner? Just trying to think outside the box. Good luck.

  2. I must have misunderstood (or saw something shiny). I thought you were talking about developing a building and leasing to a franchise. I was thinking more of the investment property with an income stream from the rent, not a business you would be operating.

  3. Brad, I appraise commercial real estate. If you have specific questions on apartments etc I may be able to help. I may have missed it but somewhere you said small property. Assuming you are not doing new, the MF market is very strong. Demand and absorption has started to slow but that's not surprising considering the thousands of new units saturating the market.

     

    Even if you take the plunge on the apts, you may not have to quit your job. (I know you want to.) But you may still have time for a life outside. Management companies charge somewhere in the 3% to 6% range and they get to to the dirty work like repairs, background checks etc.

     

    On the daycare side it all depends on the lease. Who (rhetorical) is the franchisee? How much expierience do they have? What is tenant vs LL responsible for? Term? Etc. Cap rates or GRM's can be all over the place. But once again, on a net lease and new building, there shouldn't be a lot of day to day issues once it's up and running. Good luck.   4. How about one of the signs that's says "Smile you are on camera?" They are cheap and the kids won't know any better. If your house is lit up, there will be plenty of light to read it even at night. Definitely not as much fun as the thumb tack or dungeon idea though.
  5. Bob, Try Selby Park in Colonial Hills. There is a shelter house with kitchen, bathroom, picnick area and a great park with lots of structures if there are older kids. I think rental is like $25 or $30 and you can do it through the Worthington Rec Center. Lots of tables and chairs so it's super easy for kids parties. Plus it's pretty close to you.
  6. Scott, at least you tried. I had a similar situation last winter where a lady with kids in a minivan refused my help when I offered to change her tire. I felt horrible leaving but it's what she wanted.
  7. I am listing this for my FIL. He is 68 and has arthritis so bad he can't ride anymore. It is a 2003 Harley Sportster 883. It is the "screaming eagle" addition. The bike has about 20k miles. He says it probably needs a front tire and an oil change from sitting for a year. Otherwise it's totally stock and in good shape. Anyone interested can contact me and I'll do introductions. He is asking $3,700. Thanks for looking.
