Get this. Here's my buddy's house in california. .4 miles from the water.

Notice he has 892 instead of 792. 2 bedrooms, 1 bath. less than 800 sq feet.

It's ok, Zillow is always way off. They had had my house under estimated by nearly $50k for over 2 years. I even had it appraised by my bank for a refinance about 8 months ago and it was still true.

I bet the crap they're using that is REALLY old. I had it appraised back in March or so and it was sitting at 132k.

Redondo is a nice little area, stayed there when I was at AEM training!

Zillow can either be damn accurate or way the hell off.

 

It is usually off if there was a recent transaction on the house. I just looked again, and magically my house went up $60,000 since we checked the site a month ago. I will say the price they have for it now is probably pretty accurate on what it would sell for.

 

But my neighbor's house is listed as being worth more...even though it is smaller, less land, and less desireable layout, and they paid less. Go figure.

 

Then the vacant house to the left...well, if the lawyers ever get their stuff together on that, they are probably a good 300k too high on their estimate.

 

Of course, looking at how they estimate my house, somehow it grew a bedroom and lost a bathroom.

WHen I lived near the coast in California, some of my places didn't have an a/c. With all the windows and breeze off the beach, you never needed one. Even in the summer, when you first wake up in the morning, unless there's a hot streak, it can be a bit chilly in the morn. F'n great weather. And if there was a hot spell, shit, we'd just go movie hopping all day or goto the beach or something. Endless shit to do.
