Well soon I will have a badass garage!

Not that any of you care, but I will be selling my house after the 1st of the year. The plan is to build a badass garage. But like the tread a while ago where the guy has an upstairs apartment. I will be doing this.

The Plan:

Sell my house.

Purchase 5th wheel toyhauler

build garage

profit!

Once I sell my house there will be I'm figuring a 8-12mo spread from start to completion. So during this void I could, a.) live in an apartment and waste my money or b.) buy a bad ass camper to live in and keep. I'm going for option B.

Being that I am a car guy and I'm selling my house to build a big ass garage, if I'm going to buy a camper its going to have a garage too! So a toyhauler is it! I have it narrowed down to 2 campers.

1.) Road Warrior 405.

2.) Fuzion 412

This one is brand new. They don't even have one at any of the dealers i went to to look at them.

During that time once I've sold the house and after i buy one of these I will be buying a plot of land. Most likely around the blacklick/pataskala/baltimore area. 5-10 acres depending on area and budget. Then start building.

This is a rough idea of what the build will look like. this took me about 15mins and is no way near to scale, but its close.

Buy that house on Reynoldsburg New Alb across from the tree farm. That place has a Camper garage, looks hiddeous, but I bet you could make them an offer, and it would go through.

They're gonna lose their ass on that place.

yeah, but that is probably like 400k house. I would love to have that and with my design im planning on putting an extension on the house to allow to give it a "walk-way" to the apartment above the garage.

Plus when i sell my house im going to just pay for the land. Then build the building. I'm going to do a block 4' footer with framing the rest. I figure paying to have the structure built and the concrete and block i can do it pretty cheap. Thats with my doing the electrical, plumbing, flooring, drying, etc.

the people that bought it half finished got it for a steal and are sitting on it until someone bites for profit.

I had a client that did that. Built an amazing wood stove heated garage with kitchenette and bath on some land, then lived in it a while as they built thier house next to it

aaand at least youre out in BFE where permits and inspections arent as rediculous

  • 3 weeks later...

well i made a couple of changes in the floor plan. The first drawing i made in like 20mins and didn't really take things into consideration. Such as the shitter being so far away from the bedroom and so close to the kitchen. the dining area being so far away. So i made a couple changes.

Looking for opinions and advice as to which ones you guys like better.

#1 (first floor plan no changes)

#2 (new floor plan from scratch)

good luck finding a bank to approve the loan... we owned our land flat out and could not find a bank ANYWHERE that would finance us building our own house... we had to go with a custom builder because of this which costed us alot more money.

i love my detached garage--big enough to do anything i want. i could literally build an upstairs apartment if i wanted, but it has more than enough room right now. the building is roughly 36' X 60'. i've got a separate 200 amp breaker box, and actually a second meter--we get two electric bills every month--wtf. plenty of 240 outlets. the garage is plumbed for compressed air hoses in the ceiling. the compressor is in a separate room in the back (which i highly recommend)--that room also houses lawn stuff, and other things like gas/chemicals that you don't want in your living quarters. the door is 12' wide and 12' high. the ceiling is 20' in the center.

garage has a 4 post lift, professionally finished floor that is warrantied for 10 years. let me know if you want any info. my garage also has a phone line, internet connection, flatscreen, xbox, separate office up front, huge gas heater, etc, etc. all that, and i don't have time to even work on cars anymore. pics to follow if your interested. only thing it doesnt have is running water, which i will probably add this summer

I want to do something very similiar. I like living in the city so I want to buy an old building somewhere downtown and redo the whole thing. I just graduated and got a job in Columbus I start in March so I guess that's step one.

Kudos to you though!
