  3. re: the LLC what you said was what i thought, but still would like to hear from people who have done it and why they do it and in what application re: declining market/mitigating losses- the current value is about what i paid for it several years ago. my main interest is not in recouping potential losses or waiting out the market... but those are important secondary reasons. main reason to keep the house is to have a fall back plan in case of sudden change in my business, and to have a house that is paid off that won't be lost during bankruptcy procedures. it doesn't hurt that the Mentor area will continue to become more popular (at least, in my opinion). i'm set on trying with at least 1 tenant that i will patiently and carefully screen. with that in mind, things that you did in your experience that was successful would be helpful. i had shown the house to some lady who was nice and came right on time a week ago, and last night, i had a no call no show (even after i had called an hour prior to confirm they were coming). i'm expecting more of that lol
  4. lol you assclowns can post but not actually offer an opinion? give me some votes so we can make a decision, or i will make a decision for us (hint: we just flood the local mcdonalds or taco bell or waffle house, depending on what i feel like) so if you don't want that, vote.
  5. looking at it from a business perspective, "gun owner" is not a protected class (gender, race, age). they can refuse business to whoever they want for whatever reason they want since they're a corporation not a gov/publicly owned entity. that doesn't mean people can't give them all sorts of shit for being scumbags.

  7. will it be even possible to do that? the house is generally owned by the landlord, non-professional landlords (ie, someone like me with only 1 house to rent) will be co-mingling their personal funds all the time. the primary agent the tenant will deal with is the owner/landlord, and the landlord will be the owner of the LLC. i know a bit about s-corps and in general how incorporating works, but trying to understand how an LLC would help in this scenario.

  11. see, at my old house, it was simple, 4 wires, done. the new house has freaking 6 or 7 wires (including an orange one), definitely NO heat pump (well, as far as I can tell). there is a humidifier attached to the furnace(s) (there are 2, 1 is for first floor, 2nd smaller one is dual zone for 2nd floor and basement as far as I can tell) and then a pair of AC units outside. the one for the 1st floor is the one I was going to change the thermostat to a programmable one but then there were a gazillion wires so i didn't do it. why they didn't put in a programmable one in the first place, i will never know.

  13. one of these days, i'll take a pic of mines wiring and maybe some of the experts can chime in. it has WAY TOO MANY FREAKING WIRES for being just a simple thermostat. it looks like it should have an associated heat pump, but there is no heat pump.

  16. oh, and "services" mean snow plowing, landscaping, etc. i expect my tenants to mow the lawn and such. if they don't, i will have a clause in the lease that their rent will go up to include those items. utilities will HAVE to be in their name. I'll think about changing the wording around though.
  17. hmmm thanks guys! i do have some very limited, but firsthand, experience with renting out a home... and they were both negative. i wanted to sell at first and give my retirement account a nice bump (or do something stupid like buy a nicer toy car and build a detached garage) but decided to give it a shot. i will say that for every negative experience, there are probably at least 5 or more positive stories... otherwise, there wouldn't be a huge market for renting out houses. I think the big key differences will be being aggressive about screening and just generally not needing to rent it out at all (ie, i can be very choosy). i have every expectation of failure, but am willing to learn so i can prevent it if possible. any more constructive criticisms and advice based on first hand experience (positive and negative) would be very much appreciated. trm8tr, i'll hit you up for that lease you have so i can compare it with the one i found and see if i want to make any additions/subtractions. redkaw, i'll let you know if i need some help with reviewing the lease if the offer is still open at that time (I'm sure you're busy with school and work and whatnot) thanks gents, keep it coming

So, I'm dipping my toes into renting out my house that I don't really wanna sell in lovely Mentor, Ohio (don't need the money, house is paid off, want to have to flexibility to send my kids to Mentor schools if I don't like my current area's schools, etc). I'd like to pick your brain for some critique on my "house for rent" ad, things I should look out for, or if you even have lease/rental agreement I could base mine off of, etc. Keep in mind I'm asking for advice from people that actually rent out their home(s) and are or have been landlords. Of course, if you or someone you know if looking to rent a place out here, let me know too lol first, here's the ad: http://cleveland.craigslist.org/apa/3534536019.html I noticed my ad is WAAAAAAAAAAAY longer and more rambling than others, so I'll probably cut that down later. I'm trying to find a decent property management company out here that can answer phone calls about stuff that is broken, and generally deal with the tenant if there is an issue. I found one already, but they're not being very responsive after first contact, so that's probably not a good sign. right now, I have lots of people asking about the house, and will be showing the house to a few people this week. I want to flesh out my lease agreement, and figure out where to perform background/credit checks.

  21. i make increasingly wild gestures while i'm parked behind some left lane camping ass clown. it starts with a pleasant and winning smile, with a small, but visible gesture with me pointing to the right lane which gets upgraded to my hand raised just under my eye level, with a big "get over to the right" sweep of the left hand. almost stabbing my wife in the face at this point. still smiling, but with more sarcasm which is surely palpable through their rear view which leads to both my arms, flailing maniacally from left towards ceiling towards the right, like some deranged half clock. my face is twisted in rage, and my face is more red than the brake lights they're blasting in my face from violent brake checking maneuvers. at this point, i have beaten my wife unconsciously from my furious gesticulating by this point in time. they finally move over, 14 miles later, and i blow by them waving so enthusiastically that I have, once again, dislocated my shoulder.
