  11. I'd suggest going to the Wine Bistro, or any decent wine shop really (Andersons included) and asking one of their experts if you don't really know what you're looking for. Or as said previously, ask your girlfriend to snap a few pics of what her mom already likes and get a little variety pack and a couple of glasses. Throw in a red or two for good measure. I'd also say that just because it is an expensive bottle does NOT mean it is an amazing wine. Wine is all about personal preference and one should never be judged for loving a $10 bottle. I am not a huge white wine fan but I will tell you I do prefer Oregon wines and have never had a bad drink from Erath. -Marc
  12. I have seen the car a lot around town. My owner knows that owner pretty well from my understanding. Prick (my owner) won't bring it up from Cinci and take me for a ride though. Once I can get into his garage (museum really) in the spring I will post pics of all of his cool shit. It really is one of the best car collections in the world. -Marc
  13. I still think it is a scam but as said previously, it is SUPER common in todays market. Below 4% is considered no issue so I would get a reading and make sure the system is doing its job. Ready to make an offer? -Marc
  14. Not a stupid question at all. Depending on how the two parties have structured the deal, the person assuming the mortgage will inherit the equity in the property. To my knowledge, the only way for the person giving up the property to take/keep the available equity would be for the person assuming it to get a separate mortgage or pay cash for the equity. No lender that I know of will allow the amount of the mortgage to be higher than the amount owed. Yup! -Marc
  15. Cool cool. I just checked with my FHA underwriter and it is 100% up to the individual loan servicer. Market pricing is lower than 4% today fyi. Good luck! Marc
  16. 99% of all FHA loans are assumable so I'm glad yours is. The person that wants to assume it will have to contact your loan servicer and ask what their steps are. Typically, they will want to do a full loan approval on that person as if they were purchasing it from you. So they will typically still need a down payment and need to credit/income qualify. What is your current rate? I would imagine that is what your 'buyer' is going for? -Marc

As Joe said...why not simply obtain your own mortgage? I would guess that the loan you are considering assuming has a killer interest rate that cannot be matched today? I can tell you that it is not as simple as you may have been led to believe. You still have to fully qualify for the current mortgage with regard to income, assets and credit, and will of course still have assumption/closing costs to consider. Let me know how I may help.
