  11. get ahold of me Mike... I think my house lists for a little higher than yours but my Mortgage is 1056 a month... I just always pay 1200 a month to get the payments down... I thought about refinancing until everything turns around myself. Pleae get me their info and I will get ahold of them and see what they can do. Do they do background checks and make sure that if the tenants destroy something in the house that it gets fixed? My house has a new roof, new siding, new, gutters, new flooring, etc... so I don't really see that stuff going wrong... I see animals peeing on the floor as more of a problem than anything else with rentals... am I wrong in assuming this?
  12. they are deffinately building like crazy over here.... problem is there is low income apartments that got built up not too far from my development plus forclosures in the area are killing the area as far as resale value.
  13. so I'm getting married in June. We currently have 2 houses and I would really like to be rid of our houses by the time we get married and live together instead of commuting between houses all the time. She has a daughter from a previous relationship, and she is enrolled up by her house so just moving out of her house isn't an option right now until school is out. Given the current market, would I be better off renting out my place for a year or so, or trying to put it up and see how the market fairs? It was a bank reposession when I purchased it and I have done alot of rennovating on the house, so I should at least break even on the house if I try to sell it (even with taking a little hit) Anyone been in this situation before? What are my best options? Anyone Currently rent or have rented... how would I go about finding a good tenant that won't destroy the house? Thanks!

  16. no, she's come to accept that I log onto CR at werk and after she goes to sleep (since she goes to bed so early) and browses the pics section more than I do for funny videos and stuff.
  17. Nothing will happen until the gov steps in... if we don't buy gas today, we'll buy it tomorrow, the companies know this and will charge what they want. Besides why would the Gov stop this when they are making so much profit on the taxing (read 77 cents a gallon)
  18. another whiney ball bag kid that honestly needs the book thrown at him... kids anymore don't think there are consiquences for their actions and his father paid with his life... there is no remorse from the kid and there is no bringing back his father who was doing nothing more than trying to raise him right.
  19. Honestly, look into the new Altima... I have the 2.5 SL and it has plenty of "pep" has all of the other requirements that she asked for and can be found new for low 20's loaded. it handles great and looks nice.... definately has a sporty / luxury feel... seriously go test drive one... she might like it... not to mention the 30 mpg I get in the city
  20. then have him get a used vehicle... no sense in going new... especially when he owes so much... get something bigger that he can drive until he can get his payments done... I don't care what anyone says... rebates and everything are built into the price... you aren't getting any favors.
  21. my recommendation.. keep the car he has and pay off that 4k negative before getting into another car... it's never a good idea to get a loan out for more than the car is worth....
