either/or. would need you to provide something to my lender with either a company letter head showing general contractor/roofer/etc OR something showing your licensed. house im looking to buy had an inspection done 3 months ago, stating the roof had 3-5 years of life left. windstorm last month took off some tiles, and now the appraiser is saying what she appraised it as is subject to the roof getting fixed. so i need to get someone quickly (preferrably by tomorrow at the latest so i can get it to the bank monday) to come out and write me up an estimate to replace the missing tiles and also write up something saying once the tiles are replaced, the roof will have at least 2 years left (FHA requirement). i dont see why it would change, since there was already a few tiles missing, it just took a few more. g/fs dad seems to think it might be 2 bundles. the bank is going to take the estimate (say its $200 for conversation sake), make me escrow that amount, you come fix roof, i pay you $200, then they'll release the escrow amount to me, so there would be no waiting for the payment....at least thats how it was explained to me if i can get the house closed on by friday like we're shooting for, i'll have you back out next week (week of 3/22) to replace the missing shingles. the roof isnt steep, heres a pic from auditors website. the big piece missing (2'x3') is on the higher roof, just above that white pipe. then theres a few on the lower roof to the left...i dont recall seeing any on the garage roof, and maybe a few on the back sides. ill stop over today and check for sure i wont be online for a bit today, so if you can call my cell, that'd be best 614.374.7741 evan http://franklincountyoh.metacama.com/photo/20080117/NH084420.jpg

just to clarify, this is no where as easy as he makes it to seem g/fs dad went on disability a couple years ago...being that he had nothing but time, he went out and got all the shit to do this. the cashier actually missed the scan on the dvd burner, so he got it all pretty cheap we probably spent 2 hours trying to follow that. soldering those pin's is f-n hard. getting the laser eye out wasnt easy either we finally just said fuck it and cut his losses at ~30 bucks or whatever it was.

actually called up a guy with an ad on craigslist. it was a company. he said $225 to fix up to 3 leaks...told him i couldnt have him fix anything since i didnt own the house. he said $95 to get an estimate, and he would apply that towards the fix once i get the house. so ill end up paying another $200 to get it fixed.

LJ is correct. and IIRC from the HUD papers ive read through, any loan going FHA the contract is subject to inspection. i believe it said if its conventional, oh well the HUD houses ive looked at are as-is. they will fix any issues they find pre-listing to bring it to livable standards, but issues after its listed are your problem. im sorta having issues with that now, because they didnt do inspections with the utilities on, and when i had them turned on for the inspections, there was a gas leak (found out today its in the hot water control valve, $225 to the company to fix, $70 for part...not horrible) and a water leak (loose bolt, should be fine). the appraiser has the house value contingent on those repairs being made, so the guy at the bank is trying to get it in to where they'll accept the repair estimates that i will have those fixed. she obviously couldnt test anything needing gas or water, so we were worried the appraisal wouldnt come in high enough

fuck shipping it in and waiting. and i could be wrong but i vaguely remember reading somewhere that at 18, you can purchase a handgun from a private party. id have to look again, but im about 90% sure. vances can adjust it for you. theres no up/down to adjust on the rear sight. just make sure the angle on the barrel and the sight lines up correctly...hopefully you got sights that match the shape of the slide and you can see it lined up

LKQ you can bargain with too...i almost forgot about them. i bought an engine one year, $350+ tax. 2 years later, needed another engine, he had 7 for like $700. i told him it was too much, price doubled in 2 years, and he goes "well the demand is up". when i again pointed out he had 7 of them, so obviously not, i told him i'd go with another yard that said $400, he agreed to do that + tax. the other yard gave me a 90 day warranty, so i went with them. those who dont try to rip me off first, you get my business
