  5. Yep. The FTZ makes it so cargo can come in and out without being subject to customs. Those inspectors will hit vehicles HARD to make sure they are not smuggling cargo out that hasn't been inspected by customs.

  9. If the structure was not up to code and not inspected, the most likely wouldn't be held liable. In fact, they could probably sue your MIL for any injuries. As WNA states, in cases like this it comes to the standard practice of the trade. If they did everything right, then they did nothing wrong. To me it looks like everything wasn't tied together properly.

  15. This is a misnomer now. The housing supply has been below 5 months for quite a while now, which indicates a shortage. 6 months is balanced and anything over 7 is a surplus. There are some areas like UA, Grandview, Clintonville, Worthington that are going into contract above listing price the same day. Those places are under a 3 month supply, which is considered an extreme shortage and a "hot" market.
  16. Go with a custom builder that gives allowances, not one that charges you for everything you want. You are going to run into 2 types of builders. Your high volume builders who will hold the house till they get an occupancy permit, and there are lower volume custom builders where you get a construction loan and they take draws as they build. The latter is going to give you much more of what you want for a better $/sq ft but they usually build bigger. If you can afford it, I recommend Silvestri Homes.     A good tip is stop and ask your neighbors close by that have nice looking yards. They are dealing with the same soil and airborne seeds that you are. You can garner good standard methods online, but they may be able to give you some good tips and tricks that are very localized.

  21. And there are wholesalers showing retailers that the prices have gone up because manufacturers are charging more. Your ridiculous pricing by shit outfits like CtD are typical of them, but your 50% increases are being driven by the manufacturer side.
