Well, buckle in boys. Tonight I signed the largest deal of my rehab life. 4 units in Italian Village. Bought them for $575k, 2 existing houses and 2 lots for new builds. $1.5M all in budget and projecting a $2.1M sale. Scared.

Got new tires on my truck yesterday and have been noticing some excessive swaying when carrying a load or going over a bump. Well, my driver side leaf spring is snapped. I bought the truck about a year ago and want to take care of this to get more out of it. Any recommendations where to take it? Apparently the bed needs removed...

Have you thought about a Q7 vs. an SQ5? My former boss had one- sweet ride. Very spacious and with the 3.0T had some decent pickup. With a chip, those fuckers are pretty damn quick. I'm a big Audi fan, so I think I'm pretty biased. But I'd pick a Q7 over an Escalade.

Man, as a casual fan for the first 10 years and a "diehard" for the last 9, this makes me about as happy as I can be. That game last night was incredible...I went to Game 3 on Sunday and the atmosphere was NUTS!!! But like Torts keeps saying, it's one series. We have bigger goals this year.

Derek comes to mind but the future wife isn’t feeling a 100% bbq focus (and I agree). We are actually looking for tapas style, not like a sit down dinner. We just want the food sitting out while we drink. It’s not even a reception technically, it’s a “marriage celebration”. And yeah man, the venue is amazing. $2500 for an all day rental or the top. I will check them out!!

Hey folks- just rented out Seventh Son for our wedding on 9/1/19, and if any of you have ever been there, you’ll know all they have is a food truck. As much as I love that food, we are looking for a slightly more upscale catering company to serve heavy apps. Anyone had any luck with someone local? Not sure if it matters, but this is for approximately 200 people.

Well, that was easy. Texted my buddy that works at AT&T and he hooked me up. All the same stuff at Verizon, better insurance and it's $104 a month. $20 a month is $20 a month.

The one on Alum Creek does, and they can print titles there (some cannot and have to have it sent out and then you have to pick up like a week later, Agler Rd. for example). It's $1 to get it notarized.

I know there are other threads about this, but these fuckers change so fast it's hard to keep track. I've been with Verizon 10+ years, always had a good experience, good coverage, etc. However, I'm getting a little tired of paying $130 a month for a plan (YES, this includes my phone). It's time to upgrade my 7+ so I'm looking at possibly making a switch. As a Realtor, I use about 30 gigs of data and about 5 gigs of hotspot, so I have to have unlimited basically. I am planning to upgrade to an Iphone XR. T-Mobile- $121 a month with unlimited everything, brand new phone, insurance, etc. Sprint- $100 a month with unlimited everything, brand new phone, insurance, etc. Verizon- $123 a month with unlimited everything, brand new phone, insurance, etc. Sprint becomes the natural selection, but everything I'm reading said they suck at customer service, suck at coverage, etc. Anyone have any experiences with these carriers, or others (AT&T) you can share with me?

Clay, no one gives a crap. I know it's too late now, but especially during this time, no one was looked at differently as a result of this. Source: 9 years in HR, joined the field when the workforce was at rock bottom.

Bingo- this would be my question. Is the furlough a guaranteed "leave" of absence, like FMLA? I would confirm, and obtain in writing, that she is coming back on "X date" to the same position, same pay, etc.

Thanks everyone for the well wishes. I resigned Monday and left Monday night for a week-long travel (for work). So, not a lot of time to soak it in. My last day is 4/12 and I'm seriously so nervous I'm sick. But, I have to keep trusting myself. I've gotten a lot of messages/posts about people being interested in investing. I am 10000% happy to talk to anyone about buying/selling/etc., even if you have another agent. I LOVE what I do and will talk about it until the cows come home. Thanks again guys. Obviously I’m hoping this is the right choice. I’ve alwags trusted my gut, just hoping on the biggest gamble of my life it’s right, ha! Nathan- have you ever owned a home before? If not, your best bet is to find a duplex in an area you like. I just got a guy a sweet duxplex in OTE for $270k. His mortgage will be $1400 and the side next to him will rent for $1500. He will literally be mortgage free, AND when he moves he’ll double his money for as long as he chooses.

I finally quit my full-time job. On April 19th, 2018 I committed to doing this within 1 year or I would forever regret it. My last day is April 12th, 2019, and I'm absolutely petrified and excited for the future...it is so scary to walk away from a salary, benefits, PTO, etc. to basically bank on yourself to be successful. Wish me luck! I hope I didn't just make the biggest mistake of my life. Shameless plug: if anyone is wanting to buy or sell real estate, let me know.

I've not specifically read it, no. However, case law sometimes supersedes and creates precedence for these kinds of rulings. There are documented cases (I'm not going to go find them because I don't care that much) where people have had to repay for repairs because of fraudulently filling out the RPD. -

Lots of good information in here, lots of wrong information. 1) Inspectors are not liable. Plain and simple- you don't even need to be licensed in Ohio to inspect (until this year...they must be licensed by end of 2019 now). 2) If the damage is what's called "latant", it means it's unreasonable for anyone, including the homeowner, to know about the problem. This means an inspector, the buyer or seller, agents, etc., had no idea. You're fucked if that's the case. 3) If the damage is so noticeable that everyone in their right mind should have caught it, it's called a "patent" defect, and must be disclosed on the RPD (Residential Property Disclosure). If they didn't, that could be a violation of not only the seller, but also the agent. You may have a case if this is what happened. However, the argument will be made that the buyer walked the property and signed off on their final inspection, so if it was patent, how did they not see it? Personally, I think this person is fucked. It's more of an ethics thing vs. legal...as a flipper, I fix things the right way, 100%, no exceptions. It has cost me tens of thousands of dollars to do that over time, but I never want to be known as someone who doesn't do things the right way. I know of some REALLY shady flipping going on. Like, dangerous stuff. I've reported it but most of the time BZS and such don't care. Example: I know of a house where it was leaning over more than 6" to the left. Instead of fixing the foundation, the flipper built an entirely new exterior wall and new "foundation" to cover it up. It appears level on the outside, but behind the faux wall, it's the leaning tower of Olde Towne East. -
