From my other thread, the industrial developer had their Broker contact me asking if I'd be interested in selling. We talked, negotiated, etc.. I get the contract and the broker is charging me 3%, not them. I did not list my house, nor have an agent representing me. He called me out of the blue by the request of the developer. In this instance, shouldn't the buyer be paying the 3%? Discuss, please.

A little update on this. I met with a RE Agent and discussed the situation and listing the house for sale. I began getting things together with the house, cleaning, finishing up some projects, making a couple repairs, etc. I've already dropped close to $1,000 trying to get things done, along with a lot of my time. We were planning on listing within a couple weeks. Monday, I received a call from the broker for the developer. He completely caught me off-guard and asked if I was interested in selling the property. I told him what all I was doing and planning on listing it. He asked how much I was going to list it for, and without thinking, I blurted out that amount. DOH!! We speak again yesterday and he tells me the developer has asked him to write up the contract for my asking amount. They are trying to buy all 4 properties along Bixby Rd. They now have 2 of us willing to sell. The guy closest to me just lost both of his parents (old age), and is emotional and overwhelmed right now and doesn't want to deal with it. The person down on the corner recently lost her husband and seems to be wishy-washy about selling. She doesn't want to live close to warehouses and semi-truck traffic, but has a lot of memories there. So, it looks like I'm selling for my asking price. No realtor, no showings, no negotiations, no bs. I have 4 months to look for a house as they want to close in August when their deal on the 110 acres is done with Canal. As of now, no more repairs or remodeling of the house. Just need to focus on decluttering and packing.

Yeah, they're putting more warehouses over behind Kroger/Home Depot too and there's a ton of apartments and housing developments going up soon. Also, that damn hotel between Aldi and 5/3 is even stupider. It is going to look so out of place and it's totally not needed.

No, the next house to the right is mine. However, those 2 houses on the left side, they both want to move. They aren't happy about this either. The entrance to the buildings would be between that 2nd house and mine.

Anyone here a RE Attorney or deals with one they trust? Long story short, the farmland (110 acres) around my house was recently sold and will be developed with 2 very large industrial buildings. Semi trucks, along with employee vehicles, will be entering and existing near my house all hours of the day and night. At this point, I doubt I'm going to be able to sell it to a regular home buyer, so I'm thinking about trying to offer my little chuck of property, that theirs surrounds, to them to purchase. I need to protect myself in the process. Looking for someone who could help with this. I bought this house 11 years ago and have been dumping tons of money into it to make it how I want. Now I feel like I'm being ran out and I'm extremely upset and stressed over this. Any help, ideas, or suggestions would be great. Thanks.

Don't forget about the taxes that will need to be paid on that income first. Unless it was either handed to you in cash, you found it on the street, or robbed a bank. If it is taxable, depending on how it was received, you will need to determine how much to hold back for taxes.

I'm wanting a garage built too; a 24x30-ish. I have gotten several quotes and nothing has been under $17K, not including the floor! Such a rip-off because I know more than half of that is labor and it would only take a few days for them to get it done. I'm looking at possibly doing a metal building from a place down toward Lancaster, Buckeye Buildings of Ohio. It looks like I could get one from them under $10K installed. I'd still have to have someone pour the concrete first though.

Thanks for all the suggestions. I ended up going with the Sharp LC-55LBU591U for $300 and got the 5-yr extended warranty. So far I'm happy with it. I know it's no OLED, but it's an upgrade for me and within my low price range.

I was looking at the Best Buy ad this morning. This exact Sharp tv is on sale for $299.99. Almost just want to pull the trigger and go get it today. I just can't see prices being slashed any further after christmas or the new year. I imagine by that time, these tv's will be gone and all that will be left are the new models that are over $900.

My living room tv, Samsung 50” LED, took a shit. I think it’s the backlight, but not worth repairing as it’s over 5 years old. It was wall mounted, so I want something that will fit this same mount. I’d like a 50 or 55” 4K tv. Doesn’t have to be a smart tv, but Roku would be ok. I already have an Amazon stick loaded with Kodi, so I definitely don’t want one with Amazon on it. I want to stay under $500. At this point, I might wait until after Christmas, because I think most places have good sales afterwards. So, my fellow CR technologists, what tv would you recommend that fits my requirements and where would I get the best deal?

I think Urban is pissed about getting thrown under the bus at the beginning of the season and has stopped coaching. I think there's more problems there than we are aware of, and Bosa withdrew because he does not want to be any part of it. It feels like Urban is trying to make the university fire him at the end of the season so that he can get his payout. Even if they don't fire him, I bet he walks. He does not act like he wants to be there. Get ready to welcome Ryan Day as the new head coach next season.

This might help the water to taste better, but it will not get rid of the smell from the hot water. When the softened water hits the anode rod in the tank, that smell is created. I had a company out at my house recently to discuss solar. He said my location and sky visibility is perfect, as there is no one around me and trees aren't too close to the house. However, it would have been nearly $30K to do panels that I'd be paying on until the panels were paid off (10 years, I think), and that bill would be about $100 higher per month than my current electric bill, and I'd still have to pay part of my electric bill. It's just not worth it right now.

I recently purchased a system on Amazon; Blink XT. I have 3 cameras. It's completely wireless. The cameras run on AA batteries and have a long life. They only activate on motion. There are no monthly storage fees. I know it's not POE like you mentioned, but just wanted to throw this out there as an option. It's super easy to setup and install. You can view live feed anytime. You get alerts on motion sent to your phone. You can arm and disarm via the app. The brackets are a little flimsy. The wind can cause them to shake which triggers the motion. Motion detection is at approximately 20 - 30 feet, which can be a downside depending on your situation/needs. For me, these are what I wanted as far as being inexpensive, easy to setup/install, and still having a good quality picture.

From what I’ve been reading and watching on YouTube, it’s either the temp Sensor inside the dash or the blend door motor. The dash has to come out for the temp sensor to be replaced.
