There are more big players in this game now. Gives you leverage.You can write into your lease that they cannot put a well on your property if you want. Let me put it this way. I have guys wanting to buy just my royalties for big money and the wells not done yet. You really need a lawyer to not get screwed. You can negotiate the pad size, start time, completion time, depth they bury pipes, access roads and their width, tons of things you'll never think of. Crop damage, timber prices, it goes on and on. The lawyer costs nothing upfront he only takes a portion of your signing bonus. Well worth it and I think I'm a do it myself know it all but I was wrong.
