There is also a room down there which I used as a bedroom and my dad converted to an office after I moved which is not included in the auditor's room count. Sale price is $180,000 Rent is $1195/mo Property could also be zoned commercial. To give you an idea of what you could get if sold commercially, my parents had a contract for $250,000 and one for $350,000. However, I believe the monthly price is a bit more than I'd like to currently pay, anyway. And no, basements are not included in the total sq ft for house. They might be better off selling as commercial, as it may be very difficult to get a 180k loan there, seeing what the city / Zillow says it is worth as residential (as a rough estimate).
