  3. Maybe this procedure is a little different, in this area, but I just had my ACL done and they specifically said NOT to shave myself. They are worried about you cutting yourself, since that will be a possible point for infection, especially because it's not an area you normally shave... well it may or may not be for a vasectomy depending on the person. :lolguy:
  4. Right now I'm doing company match (me=6%, company=3%) into the company traditional 401k. The woman is doing a small amount a month into a Roth IRA setup through our investment guy. We are going to significantly up it when we buy our house. We've been waiting to get into the house, because we wanted to dump extra money into our house fund to get our target down payment quickly. So these are the options as I see them. Our investment guy suggested us to put 20% in, regardless of how we do that. I do want to sit down with him before we do this and actually run some numbers to make sure that will give us what we want in retirement 1) I put 17% (company match 3% = 20% total) into my traditional 401K. She puts 20% into her Roth IRA. Note: My company does not support Roth 401k option. 2) I will do $5k/year Roth IRA, and whatever I need to in my company traditional 401K to make 20% total. She puts $5k into her Roth IRA, but where does the rest go? This is assuming max is $5k/year, which I think is correct? Note: She does have a 403B option, but didn't use it previously since the old woman doing payroll at her company was incompetent and didn't know how to set it up. There is a new person who seems to know what they are doing, so this may be an option now. Our investment guy likes Roth's because he says we are at the lowest overall tax rates ever, so they are likely to be higher in the future right? I think that's especially true with these deficit issues. So CR, what would you do?

  6. Thanks, while it is a house we are going to look at, it's just an example to make sure I understood the code correctly before we bought a house. At this point, I think I would rather buy something with a 1 car and build a kick ass 3 car 720sqft a few years down the road, rather than a 2 car. I don't see many houses having <1600sqft backyard (1600*.45=720sqft). But if it has a nice 2 car, I'm sure we will take it.
  7. Charm of an older home, neighborhood feel, in the city/near downtown, walking distance to food & drinks and other interesting things to do are all high up on the list for us. Near the bike path is nice but not a must. We aren't locked into Clintonville, but we can't really think of another place we would really want to live. I'm all ears if there's another place we should look. Many of the other places that may fit our criteria, housing prices and often taxes are even higher. For example, old downtown of any of the burbs, German Village or Short North. We are planning on not having kids so schools don't matter to us. So we would rather not pay the increased housing and property tax prices that come with some of those (not Columbus) areas too.
  8. This is almost exactly the way we are leaning leaning. If we find a house we love with a 2 car, that's fine. But limiting our search to 2 car garages does just that, limits our search. The fact is, we aren't going to get exactly what we want at the price we want. We will have to fix/update the house over time. Let’s chat next time at C&C, or we can go grab drinks again. One of the houses I think we are going to look at has a really nice looking (from the outside) 24x24 2 car all block garage. That wouldn't be horrible, all things considered. Another open house we went to, which for a variety of reason we didn't like the house, had an 18x18 2 car garage. Why even bother? :dumb: When they talk about structure (house, garage) dimensions, are they talking external or internal. So is that 24x24 block garage 24x24 on the outside, and more like 22x22 on the inside. Or is it 24x24 on the inside? Dela-where? No thanks bruh. :gabe:
  9. To reiterate, I'm not building, I'm (we are) buying. And it's in an area that 3 car garages are virtually non-existent. So why buy a 2 car, when it's not what I want, if I can get a 1 car and build a 3 car later? This is just where my logically thinking is taking me, but I posted this to see differing opinions.
  10. What in the code says no to this? I'm just trying to understand the code, since it's not so clear. I'm not seeing what would bar it at this house, just as an example? This is the reason for my question, so I understand the code before I buy a house and how that effects what I can or can not build. That way, I don't get into a house, assuming I can build a larger garage and then I can't. I slightly mis-quoted the code for garages in this case, I think. The last one was for "planned community districts", I think, and therefore had some provision about no more than a 2 car garage.   11. Why spend $20k more on a house for 1 more garage spot when a 2 car garage is not even really what I want? Especially when I could build exactly what I want for around that price? 3 car garages are virtually non-existent in this area.
  12. The only sacrifice we see would be spending more than what we want and being strapped to more debt that what we want. We could spend more and get exactly what we want right now, but there's no way I'm going into more debt than what we consider reasonable. :fa: There's not much in a house we can't change over time. The only thing we can't change is where the house is, and to a certain extent size/layout. Everything else we can and probably will change. I don't see us farming anything out. Anything I need help with, I can ask my uncle to show us how to do it, he's one of the best around. I worked with him for about a year when I was younger too.
  13. I don't understand why the 866sqft means it can't have a 720sqft garage? If it had a 1 car garage, we would tear it down and build a new one. So yes, 1/3 of 866 is only 288sqft, but 720>288 no? My uncle is a general contractor, primarily finishing basements. He lives on the westside of Columbus in ~1ksqft house and has a 720sqft garage. Granted he built that 11 years ago and codes can change.
  14. Well, in the area that we are looking, primarily Clintonville, things are different than in new builds or out in the burbs, from what we can tell. More than 2 car garages are very, very, uncommon. Attached garages are not very common either, we've only been in a few with breezeways or Florida rooms 'attaching' them (techinically not attached but most buyers will consider them attached). Probably 90% of the houses have detached garages in this neighborhood. From what I can tell on realtor.com, there are 259 houses for sale in Clintonville, and this is the break down. 9 have a 3 car or more garage, 149 have 2 or more, 86 have 1 or more and 24 have no garage at all. So about 40/60, less than 2 car/2 car or more. If we get a 1 car garage, we will build a 3 car a few years down the road. 1 car=less expensive right now and we can build exactly what we want later. Really, less expensive means we can sacrifice the garage right now and get other things in the house, within our price range (better location or larger/nicer house). So yes, in a perfect world we could get exactly what we want right now, but that's not within our price range.
  15. So we are starting to look for houses, and weighing what's important to have now and what we can sacrifice to build/change later. Or even what we don't want the house to have so we can make it exactly what we want later. For example, maybe we don't want an upgraded kitchen so we don't pay for that in the price of the house and not have it be exactly what we want. At first I was thinking a 2 car garage was a must. But now I'm thinking it may be better to have an ok 1 car and build a really nice 3 car a few years down the road. I don't think no garage is an option because I think it will be a few years until we will be able to build a new garage. Maybe a 2 car would be good if it's a bigger 2 car. I'm remembering 1 house which had a 24x24 garage. Not enough space for 3 cars, but still a pretty big garage for the area.   23. At work so the videos are blocked. If that's the case, they should really quote the numbers with the stock tires. Tire tech has come a long way but a tire that handles well will always sacrifice some long grip compared to a tire purpose built for drag racing. My understanding is that the ZL1 and GT500 are built to not only go fast in a straight line, but around corners too. Them quoting ring times for the ZL1 backs this up. So they can't quote ring times with the stock tires that are meant to handle well and drag times with aftermarket tires in the same article without a bunch of qualifiers. There seem to be no qualifiers in that article, that's just dishonest and/or shitty reporting. At this point, I would be really interested to see what times they could get out of the stock tires, compared to the drag radials. A big difference would highlight what I think a lot of people are thinking, this high of HP in RWD applications is a little wasteful (and some AWD system may be needed).
  24. Yup! The biggest thing for this guy, I think, is that it's a good core/hips workout which is where everything stems from. His descent into a chair looked to be a slow one. He probably first needed 1 helping item, but because of that his muscles atrophied a little and his muscle memory (for lack of a better term) stopped working a little. Then that meant he needed 2 helping items, and so on. My theory would be that he and his body basically completely forgot how to walk, and it took an amazing amount of work to reteach it how to. I know a Cat 1 mountain bike racer who has a lower broken back and a few fused vertebra. My understanding is that he can have trouble doing anything if he doesn't get his daily yoga in. He needs that stretching and extra strength in that surrounding area to compensate for the damage.
