  2. Yes. Do you see any possibility in the future for buying a larger trailer with a living quarter? If so, go diesel now and don't look back. If I weren't planning on buying a bigger boat soon and possibly have to tow a larger horse trailer on a goose-neck I would buy the ecoboost This is important but not always the main issue. Horses tend to move in the trailer which will throw off the track of the trailer. If you have never towed a horse, this can scare the shit out of you while going down the freeway! I would never want to tow something like that with a smaller vehicle. As Linn said, his jeep would do it, but it is MUCH better with the larger truck. Good luck! -Marc
  3. ^This guy is an idiot.^ As you know, your opinion of a golf course is biased and completely open to your own evaluation. It also depends on your skill level as you may play a course like Cooks Creek and appreciate the condition but it is difficult and you may not score well meaning you don't really like it (like Brandon...). My personal favorite public courses in central Ohio, in no particular order, are: -Bent Tree - cheap, challenging, nice -Golf Club of Dublin - cheap, open, links course -New Albany Links -North Star - newish to Delaware, very nice -Eagle Sticks -Riviera (play it this year as it will probably be bulldozed next spring) - long, fun -Darby Creek - links style, lots of tall grass so straight off the tee is crucial -Cooks Creek (John Cook designed and owned...awesome course) -Longaberger - a bit pricey and far away but very nice course -Golf Club of Delaware (Formerly Dornach CC) I always try and book on Golfnow.com for local deals...all of these courses participate and if you have an open schedule you can play a lot of golf for CHEAP. I have been a member at Riviera (back when it was still private) and Scioto Reserve. I have played 99% of the public and private courses in central Ohio and can give you a good bit of insight. Worthington Hills is very nice, old course. In my opinion, they have some of the nicest, fastest greens in Ohio. Depending on how old you are, they also have different pricing for memberships that make joining very enticing. They just re-did their pool area this year. They do have a food and beverage minimum which I don't like. Currently, Kinsale and Scioto Reserve have a joint membership program where you can be a full member at both courses for once price. Again, depending on your age, it can be cheaper than playing public courses and there is no minimum. I actually prefer Scioto Reserve's golf course to Kinsale but Kinsales clubhouse is nicer. Wedgewood and Brookside are also great options if you like this area of town but they want a little more money each month. Hope this is helpful -Marc
  4. You really wont want anything smaller than a fullsize truck. My girlfriend has a 2 horse trailer with a dressing room and they pull with a F250 v-10 with a goosneck. I just got back from a show in Wilmington with her and you didn't see ANYONE hauling without a pickup. The smallest trailer I saw was a 2 horse with no dressing room and a very small tack compartment. With the horse, the f150 pulling it was LOADED down. Keep in mind you will have all of her shit along with the horse. I would look at a ecoboost. Not hauling they get great MPG for a truck, have TONS of room and look great. Towing, them seem to have more than enough ass to move that horse and trailer. I haul my boat with my 4 door f150 with the 5.4l engine. I get shit mpg and it seems like it is breathing hard going uphill. My boat loaded is about 6000lbs. I am in the market for a diesel currently. -Marc

  7. That looks pretty sweet to me! There is nothing like that on the market around Columbus OH right now or I would be in contract already! As you mentioned, you will get a lot of mixed reviews on modular homes vs. your traditional stick builds. I can tell you from my experience and after speaking with a lot of appraisers/inspectors/builders that you should have no issues buying a modular. The way they are built takes out a lot of variables you get with builders and, a lot of the time, you will end up with a better built home than most. Updating and appliances should be a non-issue. These are not huge items to deter you from making a great purchase. For the money you can buy that home/property you can update it as you wish. There should be permits on record for the addition to the home. These are public record so you can do your due diligence and look them up to make sure the addition is up to code. This is very important and I would certainly do this prior to making an offer. You are correct on the septic system requirements. They are built and certified based on the number of bedrooms in the home, assuming how many people would live there. As you said, you can cram 9 kids into one room and still have a 2 bedroom place. I would suggest having a professional inspect the system and make sure it can handle your current and prospective family’s needs. Again, this shouldn't be a huge issue. I would consider all options Berto. You can hire a contractor to make the changes to the home that you want and get it done without dragging it out. You can also decide you want to do the work yourself which in my experience always turns into a very long process. The property is beautiful and sounds like it meets the majority of your needs/wants so I would seriously discuss with the wife and go from there!   9. There are a lot of issues to look at and take into account on a short sale and what it does to your credit. Even if you have never had a late payment or missed payment on your mortgage, going through a short sale WILL have a negative impact on your credit score. There is no set algorithm to tell you by how many points it will drop as it looks at the rest of your credit history as well. If you have had late payments or missed payments altogether a short sale will have a much larger impact on your score than if not. A short sale is still better than a foreclosure. There are contributing factors that will help with your short sale. For example, if you had to have a short sale because of a relocation situation with your job or because of a divorce situation it will not have as negative of an impact. Keep in mind also that with mortgage financing, if you show a short sale on your credit history you will have issues getting a new mortgage for 3 years. Having the compensating factors that you can document and verify (like a relocation or divorce) should allow you to purchase again much sooner than without. Why are you looking to short sale?   11. +1 for apartment complexes renting you a garage. I used to keep the Cark in one for $50 a month and never had an issue. Most of the time the complex will have additional garages that are available and just want the additional revenue. I would ask for a lease agreement that states you will have 1 month notice if they need to rent your spot so you have time to find another garage. Good luck! -Marc
