  3. Where is this car compared to where you're located. Tow dollies do NOT track mileage, so fuck, if you have it for 24 hours you could make it to Myrtle Beach and back if you wanted to, on that $40 in town dolly. Why do you need a 1 way?
  4. 8%+ I can't imagine paying that much on anything, shit my car loan on my used car is only 6.1%. I told myself I wouldn't purchase anything at over 7%, its just not feasible. For houses that is. But then again anything really, much more interest than that and I would just buy a cheap, used car and pay cash, after 6-7% it's just stupid to finance.

I'm not sure how you came up with 400k after 30 years, but if after 3 years of payments on your house you paid $145k for you still owed OVER $138k and you had a FIXED rate mortgage, like you said you did earlier, then you either didn't put JACK SHIT down, or just got royally fucked on your rate. When did you buy this house? What was your amount financed and what was your interest rate? Just curious. Because in the past 3-5 years rates have been AWESOME. My dad has 4.25% on his 500k mortgage, that he bought in 02/03. I'm going to get about 6.125% or 6.25% and I am putting the full 20% down.
  6. Also, you don't even start paying down any noticeable principal for the first 5 years at least, I'd say. 85-90% of your payment is usually interest for a good while. Very little is applied to principal.
  7. When I calculate a mortgage of $275k @ 6% for 30 years, I get a payment of $1648.76, and after 15 years you would have paid $218,138.75 in interest and $80,287.52 towards principal, leaving you with a total of $194,712.48 STILL DUE. I dunno where you guys are getting your numbers.

  14. The point is, none of this would have happened if people that couldn't afford a house didn't buy one. I guaruntee that if all these people bought homes they could afford they there would be no such epidemic going on, because everyone would not be forced to sell their homes or be evicted because they are going into foreclosure, it would be all good. It's all the BUYER's fault.
  15. but again, that's not the builders or the area or the houses fault, that's people not protecting themselves enough to make a smart purchase. Of course home builders want to sell there properties and of course anyone will sugarcoat pure shit, but in reality its only a bad deal if you go in blind and without reason. It sounds like and its true that millions of buyers ONLY purchased a home because they were told they could afford it, no one ever took the time to think about it in depth, or research anything or hell, probably even read the damn purchase contract. It sucks, I agree, but it isn't a blanket statement for the housing market in general.
  16. That's not inflation right there, that's what happens in a majority of new neighborhoods, especially ones that aren't finished when you buy in. Just because a builder "fucked everyone" does not equal inflation. People could have negotiated on the house prices, people didn't have to buy the houses, but the point is they did, and they are now reaping the benefits, aka losing their ass. But it won't stay like that, it will come around, and their houses will appreciate over the years, no one said your new house will appreciate the next year you buy it. It sounds like you got fucked because of an adjustable rate mortgage, WHICH HAS NOTHING to do with your house/area/builder/anything.
  17. That's not the housing market's fault, its the idiots that fell for scams or ploys. If the house isn't worth 250k, DON'T BUY IT. That's all there is to it. You can say the housing market is inflated, but the real point is, something is only worth what people will pay for it. If all these people that purchased a home had educated themselves about mortgages and home values in their specific area, there wouldn't be a problem, but they didn't, and its their fault they are fucked, I have NO SYMPATHY for a single one, that's EXACTLY what they deserve, because they didn't take the time to have the knowledge.
  18. It's not always about making money, its also about saving money each month or something. If I can own a home for $800/month where to rent an identical home for $1000/month, it makes financial sense to purchase the house, even if I were to resell it for what I paid. Not only the monthly difference, but there is a tax incentive to home owners that will lower the cost. I see what that website says, but you can't always trust the internet and its sources. I understand that many people can get screwed by the market, but that doesn't mean all will and that all houses are BAD purchases. If I can get something 15% under value today, why not? The real estate market is not horrible, and it is a cycle, it will rise and fall many times in the future. You just have to be secure in your purchase, buy smart, and save, plan for the future. That's what negotiations are for. I'm going to buy, no way around that, just takes some more thought and care in today's market.
