I was in Ithaca last weekend, worst traffic I've ever seen. Roads closed, under construction, or one way the opposite way I wanted to go. Fuckin apple festival On a brighter note, great driving roads outside of town, and its fuckin gorgeous out there in the fall. Great colors.

olympus uses a XD memory card instead of the typical SD memory. not a huge deal, but something to consider if you dont want to buy new memory cards although, I've had a 7MP Olympus since 2006, and it still looks and works perfectly

Yeah, after looking at what I can get in my price range, I'm probably going to have to wait on my dreams of having a huge garage space. However I've been checkin out the zillow set to my range and I'm pretty comfortable with what i'll be able to get for ~$200k. I guess one of the biggest things for me is that I dont want to have to walk into a house and be transported to 1970. Its definitely a problem with a number of houses in my price range

I'm not sure if this is actual help or just my personal experience. I've always gotten better deals when its rainy. Its just conjecture on my part, but I would think they dont move as many cars when its raining outside so they may be more apt to make a deal on those days?

Ok, so HUD homes are just forclosures whose loans were insured by the FHA, easy enough. Are HUD homes more likely to be in poorer areas or not as desireable areas? What causes the FHA to insure a loan in the first place?

Split levels dont bother me that much, my day is filled with stairs. Although I would say split levels are not on my list of wants. However I probably wouldnt count a house out because of it if it had everything else I wanted.
