I definitely appreciate the feedback- it fits in with the area and feedback from everyone around the target age we are going for, it’s a hit. May not be for everyone but if someone wouldn’t get out of the car to look at the house because of an easily removable fence, they probably aren’t the buyer for us anyways.

That’s 100% true. Also- the fence on the side is just a standard fence- the one in the front is red cedar. That little section of fence in the front was more than the entire fence on the side.

What's your price range? I absolutely love my Jetta GLI and I average 38mpg on the highway. Over 200hp, fully loaded, right around the 20k mark (mine had like 16k miles). I see them for 15k with higher miles. 10/10, would buy again.

I've had this stuff laying around my house for ages. I do not have power cords for either. I know the NES works 100%, the soundbar worked when I moved (2 years ago) but I lost the power cord and haven't tested it since. NES w/ a bunch of games and extras...I can take pics if you want. $75 (again, you need to buy a power cord). Soundbar with remote and subwoofer (and optical cord): $25...take a risk for a nice ass system. I am 99% sure it works (don't know why it wouldn't):

I think it depends on the car and how saturated the market is of that car. I got a little over KBB on my truck from Steve, but it was a highly sought after truck and he was competing with carnax (he won).

I'd guess you're looking at $25-30k based off that info. The "work" should be around $10k, but the material (cabinets, appliances, etc.) should be about $15k. I bought really high end cabinets for my latest flip but I put them together myself and it was $4300. Sucked balls but they're $6-8k cabinets assembled.
