We are asking $215,000. Be advised that due to the rural setting of this house it is eligible for a Rural Development loan. This means the home can be purchased with nearly 0 money down and no PMI. Total payment (taxes and insurance included) on $215,000 would be about $1250/month.

Beautiful home at a great price! Being eligible for a rural debelopment loan is a HUGE plus for someone looking to buy.

I believe rural development requires a minimum of 5 acres... we've tried a few times and because we have 3.5 acres they won't do squat for us.

Absolutely not true. There is no acreage requirement for RD.

Bump. We met with a builder tonight and the wife is on me to move this thing. Interest rates are still low.

RD rates are super low. If you know someone needing a pre-approval or wanting to see some numbers please pass along my information. :)

Damn it. If this was up last summer I would have been in!! Just bought a place in Hilliard in August. We wanted acreage, but couldn't find that with a nice enough house. Damn.

It is not too late... find a buyer for yours and enjoy!

I added a couple few more pictures of the living area, upstairs, front porch, and outside.

Zero money down and since I am not using a realtor I can really help with closing costs.

For those interested in USDA Rural Loans, there is an Income Maximum per family for those loans, which you can check your eligibility at the below site:

http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do

I think for Madison county it is ~75k for 3% down, and 40k for 0 down.

True but I think you can finance the entire amount. Contact AngryBMW for all your financing needs.

Feel free to buy it with cash or a conventional loan as well.
