  2. Don't use an agent. Go with a real estate attorney, do the searching yourself, have the sellers agent earn their 3% and show you their listing for whatever home you want to see. It takes a little more time, but you can take 3% off the top of any home price and it's a full price offer. (This because the seller usually has to pay 6% combined to both the agents). If you write in your offer (which your real estate attorney will help you write up) that you're considering 3% off the top a full price offer, because their sellers agent should only net 3% on the deal - the sellers agent is obligated by law to show it to their clients. Only the most unscrupulous agents wouldn't agree to that - at that point, they should only take their due 3% instead of the full 6 when the buyers don't have an agent. I'm in my 3rd home, bought and sold each one without an agent. It's literally saved me 10's of thousands of dollars. Oh, and a real estate attorney will usually do the whole thing (along with being there at closing) for $500ish.

  18. No test ride, no cash from me. That's not the bike for me if you won't allow a test ride. Sure, within reason at a dealership - I'd go 20% down or the like, but seriously? You have to buy it first? Doesn't sound like they wanted to sell that one.

  22. I ride in novice @ mid-o, bought the $300 set of agv leathers at iron pony. I think it was a wise investment if for no other reason than my sweaty boys need not be where anyone else's sweaty boys were. I only get about 2 track days in/year - and the leathers are fine, I just hang them in the basement through the year. As far as textile gear...even novice is a much more spirited experience than anything you've done on the road - beyond just "passing tech" you need to think about if you're comfortable knee out (almost down ), hanging off the bike at 70mph. Do that once, and you'll forget all about the extra couple hundred you spent on the leathers - it's a nice, warm (very) security blanket. I personally went for a used back protector too, I think it's invaluable. Would definitely rather be prepared if I hit the deck. My $.02 - Spend the money, your 8 month old will appreciate it when he's able to throw the football with you in later life.
