  1. Just ask for the money, so you can ensure the work is done right. Sellers are mentally prepared for further concessions, if their agent is advising them properly. Inspection is basically another round of price negotiations.

  3. The education is poor but the problem goes deeper than that. It's our driving "culture" for lack of a better word. US drivers are ignorant, apathetic, and inattentive. Norms that are universally followed is the rest of the world may as well not exist here. Slow driving in the left highway lane is the most egregious example. Germany and France don't have that problem. The Midwest is even worse than most of the rest of the US. Which I attribute to the same cause the results in fat lazy pieces of shit being over represented in the Midwest, whatever that may be.

  5. You make this sound trivial, but accessing this type of information on a block-by-block level was basically impossible previously. You'd have to go through the county auditor or somehow gain access to the Realtors' MLS system.The one other major value-add of Zillow is that recent sales will have pictures available, so you can get a feel for the level of fit and finish, and adjust your comps accordingly. The algorithm they use to attach a market value to houses should be ignored, IMO, but the app is a game changer.
  6. There are plenty of good arguments that Realtors can add value and make home searches easier. But you can't tell me with a straight you didn't pay a dime! Look at the closing docs and you'll see exactly how much your realtor got paid. The seller nets the same amount whether a buyers agent gets paid or an (agentless) buyer pockets savings via lower gross sales price.

  8. Your analogy does not work.I will grant you this- like an auto or moto accident, there is a small probability you will be the victim of crime. But helmets and seat belts will improve your outcome almost 100% of the time! Cops intervene in approximately 0% of the violent encounters that occur on a daily basis, and recover effective 0% of the property that is ever stolen. They show up after the fact, take notes, and occasionally make an arrest when they are not too busy waging a war on traffic violations and adults who use drugs.
  9. I've had absolutely zero use for cops in my life. Has anyone on here every had a cop provide any value in a law-enforcement capacity? Municipalities ate flushing money down the drain with their bloated police rosters and fat pensions. We could cut half of these jobs overnight and I guarantee no one would notice. Legalize lethal force by citizens to prevent property theft, fire half the police, and let the blacks continue killing each other. #Trump2016

  11. You seem to be the only one in this thread that understands this concept. Lol.I've bought my last 2 houses without a buyer's agent, and saved a lot of dough. In the purchase agreement (your written offer) you need to make it explicit you are offering less with the understanding the listing agent will reduce their commission by half. If you don't get this in writing, the selling agent (Magley's paragons of virtue) would gladly collect the full commission without even broaching the topic with their client. They hate it when buyers circumvent their little cartel, but at the end of the day they're getting paid the same, so they'll play ball.
  12. I cant see many reasons to use a realtor as a buyer in the age of Zillow. Zillow/Trulia let you find listings and compile comps in a much more user-friendly interface than anything a local agent is going to be working with. And you immediately cut 2-2.5% off the house price that normally would have been paid to the buyers agent. Your lendor can walk you through the nuts and bolts of the transaction just as well as an agent would have. There are plenty of attorneys who will review or draft a purchase agreement for a flat fee of a couple of hundred bucks. Negotiate with the Seller's agent0

  21. Something completely different, but hear me out. Get a mid-2000s Mercedes S Class. They should be right in your price range at this point with 100k miles give or take. The steepest part of the depreciation curve will be behind them, so you should get decent value in terms of your lifetime cost of ownership. Components are over engineered and reliable. The 5.5L v8 will actually get close to 25mpg highway on the model years after they introduced vvt. But the real reason to get one is to avoid hating life during your commute and road trips. I will never spend another winter commuting in a shit box. Even 10 year old models have more creature comforts than something like an Accord. Everything about the interior is inviting and done right. ZERO wind noise. 0-60 in a 4.5. What's not to like? Did I mention my wife has a 2007 S Class were getting ready to sell?

  23. Great dataset. I'm actually kind of blown away by that Supersport death rate. 1 out of 500 Supersport riders dies Every-Year. And it is probably worse than that because the denominator is bike registrations (as opposed to people regularly riding.) 1 in 500 chance of death per year is just insanely high... I can't think of a comparably risky mainstream activity. Bottom line is if you can't devote the time to acquiring skills and habits that make you an order of magnitude safer than the average rider, best to find a new hobby.
