  2. contact the builder...escalate the calls if they aren't proactive. I have had many situations where they come right out and make repairs...they do not want bad press.

  5. A lot of media are trying to generate ratings...Yes, it is a threat, and so are several other "rare" diseases. It is no more a threat to us today than it was 5 or ten years ago. In the future, I feel diseases that have grown resistant to treatments are our biggest threat. The huge influx of non-inoculated immigrants/kids are a bigger threat right now-
  6. Always open to advice...I don't have a lot of autox experience. Those wheels are off a Carerra 4s/turbo...stock size 235 and 305. I run run with tc on and off...I leave it on am CMS...just not excited about hitting a wall. As you said, tires make a huge difference. those Evo V12 were complete garbage. Only second autox with shocks set and aligned/tires. Looking forward to working towards your level and times.

  9. We did a ton of evictions/posting for Fannie Mae. Photo documentation was accepted. If nothing else, it is ammo. You are correct, it is a tenant friendly situation, but if you follow the plan-you will succeed
  10. If you post your own...take time and date stamped photos of the notice on the house, a close up of the notice on the door...a pic with the house address, and a pic of the house with notice on it...that should suffice in court if the tenant disputes receiving it.

  12. Best method I have ever seen was to cut the cable line going in the house...they are likely behind on that bill too...they left that day...another landlord I know took the front off for repairs...that worked too...not legal but...
  13. Central Ohio did not get hit as hard as many parts of the country...Newer homes, particularly in neighborhoods where they are still building, were hit hardest. If you have the ability to rent your house, I would do that. I am happy to provide advice on the processs to anyone on here. My mom recently moved and we rented her home until the market recovers. Remember, we lost, basically, 8 years of appreciation on our homes. While prices are up some, they are nowhere near where they should be. Prices are highest in areas with easy access to downtown; Clintonville, Grandview, Arlington, Short North, Victorian and German/Merion Village. The model is similar to Atlanta. Prices will continue to climb within 270. Once the Outer-outer belt is built in the next 20 years, these homes will be even more desirable. I have been working in Real Estate for over 20 years, and managing rentals for 15. I am happy to provide direct, no holds barred advice to customers. I do not want anyone buying a home that is going to go down in value-I may have to sell it someday...
  14. Zillow and trulia are typically several weeks off on inventory. Many of the their "available" homes are sold...use Realtor.com and rely on your agent to keep you up to date. Most homes sell within 5% of asking in Central OH...not sure of the Tampa market...Regardless start low, but be realistic...offering something you know will not be accepted doesn't help anyone and creates a difficult negotiaion. Get a Buyer's Agent who represents you.
  15. black is, of course, stunning when detailed...I used to only drive black cars, now I am a huge fan of white. With quick detail spray and a well detailed/waxed car, black is not horrible.

  17. if you haven't done this...make sure there are gutters and unblocked downspouts...run the downspouts to splash blocks or extensions that are 2-3 feet away from the foundation; eliminate the in ground lines...every home inspector says to build the dirt against the foundation so it slopes away from the house...many homes have crushed drain lines due to trees...expensive to replace...bottom line is no reason to have a wet basement...simple steps will fix it without breaking the bank...contractors will try and sell you all types of solutions.
