If the seller wants to move the house, just work with your realtor to get it done. When we bought our house, prior to making the offer our realtor suggested the owners replace all the carpet and have the house painted. Walls, vents, hvac, everything and now you can't tell AT ALL it had been smoked in. When we bought out house in Dayton we didn't realize it was a smokers home. They had it covered up well when we went on the tour. After we bought it and it was empty, you couls smell it and see the yellowing on the walls. We got some good carpet cleaner and scrubbed the carpets, bleached the tile floors and used Kilz Oil based primer on every wall and ceiling. After that, not s single hint of smoke smell, but it was a hell of a lot of work. Unless this is THE house you want, look for another or be prepared to do a lot of cleaning. The big house at the end of Walnut Hull (hang a right off of Duncan's Glen) was the owner's estate. He was some world famous inventor and explorer (I can't remember his name).
