This is true to a certain extent, all considering your budget. Walk into the buying process with as open of a mind as possible. If you have some concrete idea that you can get a certain house in your budget, but when you start looking that's not realistic it can be disheartening. Try to walk away from every house with some better idea of what you like and what you don't like in houses. Then when you find the right one it will be easier to know it's the right one. Of course I would have liked a huge garage but considering our budget and many other criteria it wasn't extremely likely. It turns out the house we got didn't have a huge garage, but enough for now (large 1 car, 16x24). No biggie, we will build a bigger one down the road. You can always change the house into what you want! -
The job field in your region has always been a draw but I have 0 other reasons to move there. We considered moving away from Columbus but it would have to have been for a place we wanted to live; probably somewhere out west. That's all academic now since we just bought a house. I could always be the central Ohio employee, specializing in the local market! Thanks for the thought.

Done and thanks! Don't judge my profile too much yet, it's a work in progress. Thanks for the other tips too. Depending on how far this gets I may look into getting work done on my resume. You're a recruiter correct? Do you know anyone (good) who works in the engineering filed? I have a degree in electrical engineering and I've been with my company for more than 5 years. I've been doing something somewhere in between electrical, mechanical, and software in the automotive industry on the R&D side. I would like to move more towards electrical design. Despite that I'm open, since I'm just starting my job search I'm still getting ideas as I look at jobs. I'm not looking to change careers and plan to utilize my degree and more importantly my expierence in the field. A little bit of both. I am planning to move laterally. But there's not much mobility where I'm at so I want to be somewhere that the opportunities exist for the future.

Definitely +1 on these. MLS sees houses right away and they don't show up on the regular search engines for a few days to a few weeks. Our house was being rented and in between tenants they put the house up for sale for 2 weeks. We looked at it maybe the second day it was on the market and snatched it up! If we were just looking on realliving.com or wherever we may have never seen that it was for sale. Our realtor also had working relationships with the selling realtors for both of the houses we put offers in on (first one didn't work out), which was very nice. Another point; ALWAYS be willing to walk away from a house. Try to think about this from as much of a business standpoint as possible. You will never be able to take emotion out of it, and shouldn't. But if you get over-emotional or to vested into a house it could lead to a poor decision. You have to always be willing to walk away from a deal, house or otherwise, if things go bad. -

If the seller is using a realtor they will give someone 6% of their sale price. If you don't use a buying realtor that 6% will go to their selling realtor and you have no one representing you. If you and they have a realtor that get's split between the buying and selling realtor, 3% for each. So as a buyer you literally pay nothing to your realtor AND they represent your interest. They will also do a lot of paperwork and guiding you through the process. A ton of stuff has to happen in a short amount of time when you are actually buying the house and a good realtor & loan officer are worth their weight in gold. ... Speaking of loan officers, talk to Marc Stock on here. I can't say enough good things about how well our loan process went! :megusta: -
Is their schtick of $100k jobs/people real? Not at that level yet. :fa: I'm also not looking to ever be in management either, and I think I remember one of their commercials talking about management level jobs. I'm working it! Talking to people and just signed up for a Linked in account. :fuckyeah:

Seems like spinning pads would do a really good job of wearing the floor quicker than necessary. We just had our hard wood floors in our new place redone. The guy who owns the company has been doing it for 53 years. He sad clean it up with a broom and use a Bona mop and hardwood floor cleaner. http://www.bona.com/en-US/ He seems a little old school so the broom and mop thing doesn't surprise me. I think about something like a Dyson that does hardwood floors instead of a broom. I will still use the (Bona) mop after.

I think anyone who receives benefits from the government for not working should have to do some kind of public service work. This would be for programs like welfare and unemployment. You do a questionnaire about your skills and they match you up to a 'job' doing that. You donate your time doing that 10-20 hours a week and spend the rest of the time looking for a job. You’re an accountant, so you get thrown at some simple accounting task. You don't know how to do anything, so you get to clean up trash in the streets or mow lawns. You know how to watch kids, so you get to watch others kids while they do these other jobs or look for work.

Cast-iron or fiberglass? Berto got a crack fixed in his (fiberglass) tub, and it sounded like he really liked the results. I'm sure that involved re coating at least part of it. The tub in our new place is cast iron and at least the part you walk on has been redone at some point. That area doesn't have the glaze anymore and is rough, so it holds dirt really easily. I would really like to get it redone at some point if someone could get the glaze right. I imagine that's harder, if not impossible to do with the tub installed. If anyone has any experience with contractors who've done a good job with cast-iron tubs I would love to hear about them! -
It could be fun to hike the mountain bike trails at Alum. Just go against traffic and watch out for the mountain bikers. The normal rule is supposed to be bikers move for all other traffic since we are a lower form of humans than equestrians or hikers. But I don't think a majority of the bikers on this trail are used to lots of foot traffic and I'm not sure it's supposed to be a multi-use trail. I've run on them quite a few times with no issues. EDIT: Gabe beat me to it. BTW, it's a 5 mile loop at each location. Phase 1 also has a 2 mile beginner loop. I would suggest phase 1, plus the beginner loop for about 7 miles total.

FIFY If they force me into a new plan, I may likely just buy a Google Nexus outright and not enter into a new contract. That also depends on what the iPhone 5 looks like.

If you can't find anything around town you might want to contact Jungle Jims down in Cincinnati. They are not a distributor from what I can tell and just sell to regular people. And when I was there they only had 1/6 barrels, but they had a really good stock. From my experience most regular stores with that much beer/wine are more likely to work with individuals to get them what they want. Where distributors seem like they are only interested in selling kegs of shit beer they have on stock to individuals and only spend real time on their commercial customers.

I actually don't use a ton of data…. but right now with 550 shared minutes (never come close to using it), unlimited shared texting, unlimited data on my phone plus my wifes dumb phone with our 20% discount plus taxes/fees our monthly bill is $114. Under the new plans with only 1GB of data the base price would be $115/month (minus any discounts plus taxes)…. probably about the same we are paying now for only 1GB of data. Or for a 4GB plan it would definitely be more expensive. My problem is I have a 3Gs which is all but dead so no matter which way I cut it, I need a new phone. T-Mo’s new unlimited plans look awesome from a pricing perspective. I love that they charge less if you bring your own phone, as it should be since the plan cost doesn’t have to cover the phone subsidy. If they covered where I work well I would buy 2 new Google Nexuses (or is it Nexui?) and go over there. They have a 1kminutes (and unlimited nights and weekends) +unlimited text and unlimited 4g data (no tethering) for 2 lines for $99/month if you bring your own phone.

I currently have an iPhone 3Gs with unlimited data. If I upgrade to the iPhone 5 on a subsidized price and enter into a new contract, can I keep my old plan? If I buy a Nexus straight from Google, so I don't take the subsidy and don't enter into a new contract, can I keep my old plan? PLEASE don't turn this into the typical iPhone versus Android thread; it's fucking old... this means you red S4 guy. I'm asking about buying a subsidized phone versus not on AT&T and if I get to keep my old plan, that's it.

That's completely understandable; but I highly suggest putting them in wall point at you and not in ceiling pointed at the floor. Why 4 speakers + a sound bar? That's a miss-matched situation. You should either do a sound/surround bar type system, or a full 5.1 (5 speakers + sub) setup. If you don’t get the right audio signal from the player to the receiver this is all for naught. Make sure you get a modern surround receiver and hook it up right. Usually the easiest way is with HDMI; most DVD/Blu-ray player and receiver settings out of the box should get the right audio signal to the receiver via HDMI. Make sure the receiver can do audio over HDMI; I think most all of them do that now but if you buy something use/a few years old they might not all do that. I’ve heard good things about the mono-price speakers in general. The pictures of the in-walls make them look decent and the crossover looks surprisingly well built considering the cost. You could get a matching 5.1 in wall setup from there and not break the bank. I will wait to see if Ken’s heard them before giving them the 100% go ahead. I’m guessing he wouldn’t suggest them without some good knowledge of them. If you have some pieces in mind, please post them up so we can offer some input so you get the most for your money! :megusta:

Agreed, seemed like a good group of people there every time I've been in there. Have you heard any of the Monoprice speakers? For good sound you want something with it's own box, not using the inside of the wall as a box. You want to speakers pointed towards you. In ceilings are aimed at the ground. In ceilings are only good for ambient sound/music IMHO. You want to speakers to be in-wall and place them where you would normally place speakers. Basically for decent/good sound you want a real speaker, but designed to slide into the wall. I read around on AVS Forum a bit, thinking about how I want to setup the new house and considering in-walls. There were a few companies that people liked for in-walls; Axiom Audio & RBH Sound come to mind. FWIW, my 5.1 setup (not in-walls) is from a daughter company of RBH Sound and I really like them. http://www.axiomaudio.com/in-wall-speakers.html http://www.axiomaudio.com/in-wall-on-wall-speakers.html http://www.rbhsound.com/inwall.php My speakers are from http://www.emptek.com/ But their in-ceiling and on-wall offerings look less than impressive.
