The odds of a judge believing a tenant that it was posted is slim to none. Nor can you really bring evidence unless it was pre-submitted to the courts prior to the trial. If you posted it, you posted it. 99999/100000 times the judge will believe the tenant.

Literally just coming back to post that, he already responded. I should have known this too as I did an eviction without him before (granted it was last November). But as LJ said, you can use the standard 3 day notice form and keep record that you posted it. Then, when you file the eviction through the courts you provide a copy of the 3 day notice and a copy of the lease.

I have my property manager do it, but I believe he just has to post it. One thing we learned is to put the tenants name "AND ALL OTHERS". I have heard stories about that person not even living there, and whoever does live there has tenant rights as well. So, after the eviction, you have to do it all over again because there are some other idiots living there. "....eviction for Joe Schmoe and all others". I'll ask my PM how he did it.

Doesn't take that long anymore...I posted 3 day notice on July 2nd, filed for eviction on July 8th and had a hearing on July 22nd (yesterday). She has 5 days (next Tuesday). So, less than a month start to finish! Woot!

Just evicted a tenant yesterday, it's not too bad. But they're right, follow the lease. If it says nothing, go through eviction process. I will say, standard should be 30 days. Think about a notice to an apartment complex, it certainly isn't an 8 day notice. Good luck man.

I've got an AEM Tru-Boost I used back in my old car before I parted it, don't use it or need it in the new car so it's just been sitting. Comes with a couple interchangeable face plates for different color options and the vacuum T with fittings (may need more depending on your car). Only thing missing is the vacuum line that you wouldn't want to reuse anyway. Still have original box and comes with basically everything. Hey everyone, I need my car aligned and IPS hasn't returned any of my attempted communication. My understanding is that their former aligned Staas is no longer there anyway. Does anyone know where he went to work or have a way to contact him? I just put a full adjustable suspension and coilovers on and I need a full alignment. As a quick update, I sprayed the entire foundation last night with Ortho Insect stuff. It was pretty easy to do with my pump sprayer. I did all the window sills of the inside of the house, and the areas around my outside doors from the inside. I had 7 at the 'spot' (curtains) when I got home from work. I killed them, mowed the lawn and there were 2. Killed them and then treated the house. Since then, I haven't seen any. I'll keep everyone updated!

Dang, my new driveway is eating my 240 for lunch. Can't spend $200 though just to get down it. I never even knew these were made.

Good thinking on DE. I used that in 2010 to get rid of bed bugs (man I'm starting to sound nasty, got them from Drury Inn in Troy, Michigan). That stuff worked awesome. May pick that up. Thanks everyone.

Came home from a 5 day trip to Florida yesterday to be lovingly greeted by 50+ earwigs. They were anywhere from in our curtains near our back door (I believe to be the source, back corner of house) to finding 3 in our bed. Needless to stay, we spent the night in another strange place, my parents couch. I'm reading a bunch of different methods online to killing these fuckers, but nothing that is very clear cut. Has anyone experience this first hand? We have ants, in which case we do a treatment that works for 30-60 days and then they'll slowly come back, so that's not a big deal. But these earwigs are nasty and my understanding is the bites are pretty aggressive. Anyone have any recommendations that they've done themselves? Thanks!

Trish, I'm confused slightly as for what you're looking for...I know a lot of contractors and people that do this type of work, I'm just confused. I know the GM of Service master and I may be able to convince him to do side work at a heavily discounted price. Let me know what exactly you need done

Definitely not management material. I love the woman to death but she would struggle directing people to do things. She is only good at doing that to me.

Thanks to those that have PM'd me, I really appreciate it. Regarding Teleperformance- that company has nearly an 80% turnover. I feel like she would be miserable there. I definitely appreciate the info and will pass it on, she just wanted to stay away from the standard call center environment.
