OneRunnin72SST
My wife and I are thinking about selling our home and on a long shot I would like to try and sell it without a realtor. The house was built in late 2005 and we are the first owners. It is turn key and ready to go. The house is in the country with easy access to 70 and Hilliard. I work on the far east side of Columbus and it is a easy 35 mile commute. Our home is 3 bedroom 2 full bath Cape Cod. It has approximately 1700 sqft on the 1st floor with an additional 1000sqft of unfinished living area upstairs. The upstairs would be easy to finish off (drain, water, and electric are already roughed in). Additional storage is available over the attached 2 car garage. The house sits off the road on 1.67 acres and has a long concrete driveway, large front porch, and poured back patio. This house appraised for $240,000 in early 2009. We are asking $215,000. Be advised that due to the rural setting of this house it is eligible for a Rural Development loan. This means the home can be purchased with nearly 0 money down and no PMI. Total payment (taxes and insurance included) on $215,000 would be about $1250/month. I have attached some pictures and could provide more upon request. If you are truly interested PM me and I will provide additional information and the address. http://i473.photobucket.com/albums/rr94/OneRunnin72SST/Downloads_HouseFront2.jpg http://i473.photobucket.com/albums/rr94/OneRunnin72SST/268.jpg http://i473.photobucket.com/albums/rr94/OneRunnin72SST/269.jpg http://i473.photobucket.com/albums/rr94/OneRunnin72SST/IMAG0031.jpg http://i473.photobucket.com/albums/rr94/OneRunnin72SST/IMAG0030.jpg http://i473.photobucket.com/albums/rr94/OneRunnin72SST/IMAG0028.jpg Edited March 10, 2012 by OneRunnin72SST

twistedfocus1647545489
MLS# ? No Realtor. No MLS. (at least I assume you have to get a realtor to have an MLS) I have been unofficially trying to sell mine for a while but I'm about to break down and get a realtor. What a waste of money. Good luck to OP with keeping the realtor out of the equation. Nice house.
TimTaylor751647545500
No Realtor. No MLS. Good point. Didn't think about that. We've recently starting looking as well and I'm hoping to find a place with a minimum of one acre.
OneRunnin72SST
We are starting to look soon. I work in Dublin. Might want to swing out and see this sometime. How deep is that garage? Let me know. Dublin is an easy commute. The garage is 24 ft deep I think. I have my Jeep and Javelin in it and there is plenty of room to move (considering it is a 2-car garage). http://i473.photobucket.com/albums/rr94/OneRunnin72SST/IMAG0019.jpg -Erik

IIRC you can get an MLS listing with a package from forsalebyowner.com I think its around $500, but gets you tons of exposure way cheaper than a realtor. on topic: Looks like a great deal on this house. smokin5s
I believe rural development requires a minimum of 5 acres... we've tried a few times and because we have 3.5 acres they won't do squat for us.
XChris1632X
Bump for a great house in a great area. Anyone looking for a "country" setting would love it. Very quiet and open area, yet still provides great access to surrounding communities.
