Is because of the fact they shut the drilling down in Perry county until further studies can be done. Or from previous dealings?

Previous dealings, I don't mind them shutting down injection wells. I've never much cared for them and I could give a shit about the environment

...and I guess that is where my problem comes into play. Fuck the gas companies if it is going to fuck up where I live at, i dont give a flying fuck about them the way you dont give a fuck about the enviroment, down here that does not cut it.

As stated in other posts. I can be self sustaining in a matter of minutes. The only thing I use gas for is the truck bikes and water heater. It could all go to shit before I am done typing this post and I could care less. Gas exec's could be eating out of my trash can tomorrow and I could give a fuck less.

yea but I'm not the gas company. I don't work for the gas company and quite frankly they could not drill another well for 10 years and we'd still have enough work for another 20.

I'm just a selfish bastard that loves money and has city water that won't be alive in 50 years :rolleyes:

Well who do you work for and what part of this are you backing. Because I would love some honest answers and cant seem to get them out of the guys coming to my house and wanting me to sign over a lease but do not want to pay royalties?

I work for a pipeline construction company. We just lay the pipe, we don't do the drilling. Is it a 3rd party agent or is it actually someone employed by a legitimate gas corporation? My guess is 3rd party agent because from what I hear they are a bunch of assholes that are shadier than you pay here used car salesman

They must of offered huge bucks or bought the land to put In a waste well. The neighborhood around here we all banned together with a lawyer and specifically said no waste wells.

Someone asked about price per acre for gas and oil rights. A year ago their first offer was$250 an acre, we settled too early in the game for $2350 an acre. Ten years ago $2.50 or $10 an acre was norm. NOW 3 months ago it is $5500 now up to $10,000/ acre. Texas gets $23,000 per acre which another group of land owners near me is bidding out at that. This huge now. They are finding some serious gas and oil I heard yesterday.

The lease I'm in is for 5 years. Then I can negotiate again. If they put a well on your property that's another contract. Royalties are from 17.5% to who knows at this point. The unitization or pooling size is 1 square mile from the well head if they go horizontal with the well. Then I think 500 feet on either side of the horizontal well. What that means is if your property is within a square mile off the well head or within the 500' of the horizontal line you get royalties based on your contracted % and the amount of your land that qualifies. The well doesn't need to be on your property. The landowner with the well on his property also negotiates into his lease how much free gas he gets. They usually just send u a check instead of running a line to your house. At least that's how I understand it. It's big money.

3rd party... When I told him to talk to my lawyer he stated he was one and did not need to talk to my lawyer. That is when he was told to leave or be escorted off the prem. It's not that I am mad about it. But I dont want stuck with the property I am trying to sell because they want to come in and drill wells. That is fine. But I need to be able to sell my house in the summer/fall. So naturally its look out for #1 at this point. If it was enough money for me to pay off the deed on my property I would take it... Burn the house down and walk away from it. Keep the property the garage and the barn for a hunting cabin. and would be happy with that. What I was told was with the royalties it will be close to that. The guy from the company states there is not royalties. Just a lease and a one time payment.

My lawyer said, do to the shadiness of it... The lawyer they are using pays the land owner and keeps the royalties for himself. How does he know that. I do not know.

continue to tell the 3rd party agent to pound salt. Everything I've heard 9/10 try to fuck people over. I personally would never deal with someone who doesn't directly work for the gas company that wants to drill the well. I understand where your frustrations come in that regard

No problem. I know some but not a lot since its not something I deal with directly. But since we deal with the companies that do do the drilling, I hear somethings and get some info

It is trully confusing. Makes your head swim when they start talking numbers. I got my sister involved - she is a consulting lawyer for what is now PNC bank. She is great with numbers. She understood everything the guy was saying. My deal is show me the bottom line and she is like you cant look at it like that... Sure I can. If it pays the place off. F'it. Do it take care of things and let me be.

But it IS more complicated than that and I look at everything as deal or no deal.

Don't deal with land brokers or more oil educated people then you.They just buy it to sell it and yes they can write the lease so they keep the royalties. Just spoke with a Amish guy this morning who sold his to a broker for $5500 who turned around and sold it for $10,000 to another gas gas company other than Chesapeake. There are more big players in this game now. Gives you leverage.You can write into your lease that they cannot put a well on your property if you want. Let me put it this way. I have guys wanting to buy just my royalties for big money and the wells not done yet. You really need a lawyer to not get screwed. You can negotiate the pad size, start time, completion time, depth they bury pipes, access roads and their width, tons of things you'll never think of. Crop damage, timber prices, it goes on and on. The lawyer costs nothing upfront he only takes a portion of your signing bonus. Well worth it and I think I'm a do it myself know it all but I was wrong. Bill Williams out of Canton, Ohio handled mine and the whole neighborhood. He works for Krugliac & Wilkins. You should call him. He or one of his paralegals will steer you in the right direction if he is not already handling a group of landowners in your area. Ideally he'd group your land with people around you who are interested because the bigger lot of land he can waive in front of the oil companies the more desirable it is.

Bill Williams is awesome. I've known him for about 3 years and him and my stepdad (owner of our company) go way back. He knows his stuff when it comes to the Oil and Gas Industry. He's been our lawyer for a bunch of things in the past and we've enjoyed great success with him

Ya he's a good guy, does some research for my company at times. We had a community gas and oil meeting with him and a land broker, they were going at it. Bill plays it straight the brokers just want you to be dumb. He won the debate by being honest.
