My wife isn't back from Newfoundland yet, so I only got one present from her that showed up early: Yamaha NSC-444 center channel that matches my front towers and completed my home theater. Haven't opened presents at dad's yet. Mom's/grandma's, got money, Olive Garden gift card, bottle of Mudslide mix (more for my wife than me), and that's about it. Probably more gift cards today. Not sure what the wife is getting me.

Even with a clear, well defined, and useable print, CPD won't do anything with it. Been there, done that, they don't give a shit. You are lucky to get an officer out to take a report. They just don't care.

WNCI = same 8 songs on rotation. But that's what you get for listening to welfare radio. I can't imagine not having my Sirius. Every time I am stuck listening to welfare radio, I can't imagine how people choose to do so. It's just aweful, full of commercials, censored, and they do not play the variety that a single Sirius channel will play.

I had to put my boy Dexter down in May of 2008. One of the hardest things I've ever done; he was an 18 year old, black lab/sheppard mix. It's hard, but they do tell you when it is their time. Take solice knowing that you did the right thing for your pup, and he knew it was his time. A lot of times their health will just take a nose dive; my Dexter's did the last couple of months, and I think I selfishly kept him going a little longer than I should have. It's hard, and your story teared me up a bit. It's hard, and will continue to be hard, but day by day it gets a little easier.

And how the hell do you think the bank came to own the home? Foreclosure. Bank owned = house was foreclosed on. No one usually buys a foreclosure. Here is why: http://www.realestateabc.com/homeguide/reo.htm Simply put, if there was enough equity in the house to pay the loan/back taxes/property liens, then the owner would have just sold the joint instead of foreclosing on it. So all of those foreclosed properties you see listed are just bank-owned properties that have went through the process, and are generally just known as buying a foreclosure.

Whoops, that was a bit of a typo. Yup, it's in the garage, waiting for me to be done with my stupid Reynoldsburg house so I can start working on it again. I was "supposed" to be putting it together during this Christmas season until my R-burg property until the shitty tenants left.

Damn, there are a bunch of tards in this thread. WTF??!! That is a concept car, nothing more. A lot of concept cars don't even run, let alone can be driven hard. Most of them have custom "show" tires that aren't meant to be driven even at a highway speed. And this is for ALL makes out there, not just "the dumbmestics" for the haters. You don't buy that car to drive it (or to freaking mod it to make it somehow driveable on the street). You buy that car as a show piece, as it is a piece of automotive history, that will likely increase in value. "Epic Failure" because a car that was BUILT to be a displayed concept car, DID EXACTLY WHAT IT WAS BUILT FOR, and was never built to be a street driver somehow is an "epic failure."

I've bet I've had less go wrong on my Avalanche (same basic thing with a few less toys) than you have had go our on your Audi. My Avalanche is an 02 and now has 125k on it. I did replace the DRL's @ 66k or so (which was about 4 years ago). Still going strong. Only other light to ever go out on the entire truck is one of the two license plate lights, which I need to get around to replacing. Oh what a POS. Do get me started on the fucking dumb-ass designs Audi has done...such as the fucking oil change on the the wife's damn car. Who in the fuck uses a canister oil filter???!!! That you have to have a $60 drain tool to do the "right way." Don't forget the panel you have to remove just to get to the stupid thing. Nice. But wait; turn signal light went out on that car @ 35k. But it's an Audi, how did that happen? You have to tear apart half the trunk to get to where the Sirius brain is located because of how stupidly they decided to mount it. For no extra cost, the design could have made it changeable in about 2 minutes. I also love how buttons are installed for features the car isn't even optioned with. I mean, my wife likes the car, and it's alright to drive (be it a bit slow). But Audi's have their share of problems...I'll probably have my wife trade it in once the warranty is up, because it's not exactly a great idea owning out outside of the warranty period.

Many forclosed houses are not sold by the bank the loan foreclosed on. It's bank owned = forclosed home. Fill in "bank owned" for "foreclosed" on everything I said if that makes you more comfortable to read, but everything still applys the same way.

You can't do that when you have a legally binding contract. This is why with a forclosed home, you need to have your bid in THE FIRST DAY they will take bids. Most of these banks will take bids for one day; they come back to all the bidders asking for a best and final, and pick the best one. If you don't get in on the first day of accepting bids, you are SOL.

I mean really, WTF is with tards downing a movie they haven't even seen, because they make some speculation based on reviews they read or the movie trailer. I will be seeing it again, in IMAX 3D, with my wife once she gets back to town on the 30th (she wants to see it too).

How many times does someone have to say GO TO SAFE MODE before you people will go there? You will likely be able to browse the internet in safe mode. If not, go to a different PC, take a thumb drive and download the file to that, then put the file on your PC. Seriously, if you can't figure out these simple tasks, you should really take the PC to someone that knows what they are doing.

My 14th Birthday, my mom and step-dad bought me a Playboy, but took all of the pages with naked pictures and glued them together with Elmer's glue. Too bad for them they didn't let the glue dry, so I peeled all the pages apart, and spent the next week looking through Playboy in the living room right in front of them. Worst X-mas gift was probably a used Rush Limbaugh book, from an ex-g/f's grandparents.

Bought the Formula in July 1999. Got the Avalanche December 2005. It's hard to believe I've had the Formula over 10 years. I doubt I will ever sell it. I'm sure I will just drive the Avalanche into the ground.

You info is dated. - 1 week closings are things of the past. We couldn't get a closing that quick with a CASH BUYER! - Banks won't give you anything special for a 10% down payment now. Their lending rules now are VERY different than what they used to be. Remember how they would give a loan to any hood rat with a SSN? Those days are long, LONG gone. - I just spoke to my realtor today; she said the market is still strong for the under 200k homes, and we were speaking about when we can get my Reynoldsburg house listed. She is doing comps for me right now. - Unless you are buying a hot property (such as a foreclosed home, or a new, cheap listing that is sure to go quick), you aren't nearly as hard pressed to get a pre-approval. And in all honesty, that's not the lengthy process. The banks (and their underwriters) are uber-strict on properties now, and they are the ones that will slow you down. Now if you are wanting to get a hot property, you need to have your ducks in a row. Pre-approval, and the balls to make a same day offer. I had 1 day to make an offer on what is now our home, and the next day to make our best and final against the other offers. But buying a foreclosed home is a whole other ball game...we purchased in June, and could sell it today very easily for a nice profit, so there is a reason the right ones go fast. Now is the time to buy due to the tax credit...that's a nice chunk of money to help out, good till April 30th.

Do you really need a buying realtor? - Yes. It's not like you are going to get the house cheaper without one, and a GOOD buyer's agent does a lot for you. How long does the average closing take? - Depends. Normally figure 6 weeks or so if everything is a conventional sale. Short sale = many months. Foreclosed homes are a little quicker...our forclosed purchase took about 10 weeks. What downpayment do most lenders require? The last time I checked, 3.5% was what we were seeing. - Depends on the loan. Most want 20% now days. You'll take an interest hit + pay PMI with anything less. What would you guys do differently if you could buy your first house again? - For my wife, she wouldn't have got a condo. For me, ehh, it fit my circumstances at the time, though I wish I had done more to it while I lived there. If you bought a condo for your first place, do you regret it? would you do it again? - DO NOT BUY A CONDO. My wife was luckily smart enough to buy a unique and desireable condo in a great location, otherwise she would have either taken a loss on it in this market or never sold it at all. Condos are a hard sale, and you get NOTHING for it. For the price of those condo fees, you can pay someone to mow your yard and shovel your snow. Use the remaining money to save back for outside repairs when needed. If you decide to buy, I'll send you the number to our realtor. She is REALLY good; got our condo sold when other units at a similar price with more done to them couldn't sell theirs. She is the ONLY reason we were able to get the sweet deal we did on our home. She is an awesome realtor, and I'd recommend her to anything. And she will fight for you (had to several times for us...she is fully cool with being the bad guy when needed). I will also say don't pick a realtor just because they are related to someone you know, or some friend that is starting out. You WILL regret it. Pick one that is recommended and has a good track record. We did and know we made the right decision (hell, we still chat with her from time to time, and she will be the one listing my Reynoldsburg house when it is ready).

There are some cheap upgrades that are easy DIY install stuff that will help with the rear end problem. I suggest going with the new one though, way cooler.

My wife and I are going from Verizon to AT&T for the iPhone when our contract is up in a couple of months, but that's only because she gets an incrediable deal through work. Otherwise, I'd stay with Verizon and would get an Android. They are pretty sweet.
