We are still planing on doing what I said above for my 1st house and we will probably plan on doing the starter home for a relatively short period of time. Very similar to what you are planing on doing. We've finally gotten to the point we are living below our means, saving money and loving it. Still plan to do that when we buy our house. The reason we plan on paying a lot is because you will still get equity back out of the house when you sell it to buy the next house. The other key here is what you are planning to do and what actually happens. Down payment, buy house, 30 year loan (paying down very little principle), sell in 7-8 years. You'll probably have 20% from paying down the loan+down payment% in equity ish. But what if that plan falls through? I want to have a contingency play. i.e. paying a 30 year like a 15 year to fall back on 30 year loan rates, paying down more than we need to when we can to put more equity in the house in case we need it. Go do the math at bank rate, and look at the amortization tables if you haven't already. It's mind blowing to me how long it takes on a 30 year loan to start paying down some real money on the principle. Why wait and only have your payments going towards only interest if you can help it? At least that's the way I look at it. -

This is what I plan to do when I buy a house in a few years. 30 year loan, pay on it like a 15 year loan, and assuming we have jobs that pay ever week/bi weekly pay an extra payment a year. It roughly works out to paying it off in 14 years. If you just pay on a 30 year loan like a 15 year loan it works out to about 16 years depending on the rate due to the slightly higher rate. But if you have to, you can fall back on the 30 year payments with the 'penalty' that your rate is a little higher. Better than losing your house if you fall on hard times. Maybe that's not for everyone, but it's what I plan to do. I completely agree, unless you have to don't get a 30 year loan and pay on it like a 30 year loan. You pay down to around 80% of the principle in 7-8 years, whereas a 15 year loan (or 30 year loan paying like a 15 year loan) is something like 3 years. http://www.bankrate.com -

Seems like you were implying for me to grow on. We have a small garden out back and that's about as much as we'd want to do right now. If I wanted to do more, I would just go do it at my parents (5 acres out near Ostrander). I was talking about the idea of buying a share of your crop. But if you sell at the Worthington market, we'd probably just come to there as needed. We live over near Bethel and Godown, so that's pretty close to us. Do you also sell your eggs at that market? When does it run? I remember driving through there when it was open, but can't seem to remember.

I just got the call that I'm off for the day. Either going to ride (ski) or ride (mtb) somewhere, to take advantage of the snow and my day off. Really think I'm going to go find places to ski around town. Anyone interested? Off to go back to sleep now that my part of the phone tree at work has been done. :bangbang:

90% yes on the eggs, need to talk to the SO. Maybe on the chicken and turkey. Also interested if they will be de-feathered, etc. Conditions and feeding, etc. Interested in the setup you would be talking about also. Sometimes we would buy a dozen in a week, but sometimes every few weeks so I'd rather not be locked in. Where are you located? Just assuming we'd have to drive there to pick them up. Especially if we are talking 1 chicken and a dozen eggs. Interested in doing this for veggies also, do you grow anything? We've talked in the past about buying a 'share' of a local farm. I guess they grow whatever they can for that particular season and you buy in for the season and get whatever weekly, or however it works out of whatever is fresh at that time.

Without going on my 'cars have gotten too heavy' rant, you are talking about different era's of the automobile. Your talking about a 2700lb (CR-Z) car versus a 2100 lb tin can (i.e. 95 civic). And if you can't tell it's a Hybrid from driving it, why does it matter? We are not there yet, but we will get there. I'm really interested to see how the CR-Z drives and how the hybrid system feels.

There are a few key phrases in there, like your actual car and depending on the season. Generally the new EPA ratings are conservative compared to what you will actually get. They were very liberal before and lots of people were complaining that they weren't getting advertised mileage. So they revised them recently and from what I've seen they are pretty conservative. Your car is rated at 30mpg combined (new EPA rating, your sticker said 34MPG combined). So comparing apples to apples the CR-Z is rated at 37mpg combined. That's a 23% increase. That's a big difference, again comparing apples to apples that's 30mpg to 37mpg. Also, since they supposedly focused on driving dynamics with this car they may (probably) have sacrificed some mpg through things like less aggressive hybrid tuning to focus on feel rather than all out mpg and probably not super low rolling resistance tires like on the Civic Hybrid. The verdict is still out on how it performs. If it has the same or similar tires as the Civic Hybrid it will be full of fail, if it performs like they are talking it up to be and gets 37mpg it will be a very cool car. Honda knows how to make cars that handle pretty well so if they are saying things like 'handling inspired by the Lotus Elise', I have some high hopes. We will all be driving some sort of alternative systems in the future. Eventually auto makers will be able to build very aggressive hybrid systems that will be seamless to the driver, so it won't really matter. We need to be more efficient with our energy use all around to live sustainable, including in our cars. So if a hybrid system can net xx% increase in fuel economy, do it seamlessly to the driver and economically, then why not?

I've never been a fan of big dial watches. I'm more of a fan of utilitiaran designs and simple lines. That ram air one looks good, imho. Nothing wrong with the stock hood either. Cowl hoods are masturbation unless there is a need i.e. engine won't fit under the stock height hood.

I did not know that. I was just looking at new car info. They new Accord is a much better car imho, but much bigger. Nothing wrong with the old Accord, just the new one is much nicer. -
Wouldn't you be the aggressor in that situation? From my CCW class I'm remembering something about 3 things that are needed to be considered a reasonable case for self defense. 1) Intent of killing you 2) Capability (do they have, or do you think they have a deadly force item) 3) Reason to fear for your life from the above two It sounds like it was just a crazy person screaming at 'you' because 'you' were going to take their car (I know 'you' were in the right here). Regardless of the law I would hate to shoot someone dead over them screaming at me.
