    Casing my place....

    My grandparents house was broken into yesterday morning, like 5 minutes after my grandpa left. They kicked down the back door, frame and all, but ran out as soon as they heard the alarm we think. Nothing was taken, but definitely unnerving. My grandpa said he'd just gotten on the hwy when the alarm company called, so someone must have been watching the house/him, and went after he left. They live in a good area as well, and have never had a problem in the past 15 years. Be on the alert for sure, I'm not sure if its a good thing that they cased it but didn't break in or not? Maybe they didn't see anything interesting and moved on, or maybe they will try and break in when they think no one is home? Scary shit.

I'll just say a few things as I bought my first house a few years ago... -My closing took exactly 1 week from my offer to when I had the keys. -A good realtor makes all the difference, I'm still friends with mine and in fact we've gone to a couple buckeye games even this season together, and I bought in 2007, he's just a good guy and excellent resource. - Try to have a nice down payment saved up. Not only will it save you money in interest each month, interest rate as well as amount, but if you can get at least 10% down you get either take a slightly higher rate instead of PMI, still costs you more than having a full 20%, but not as much as PMI outright. Or just wait until you have the 20%, then get a killer rate on your mortgage and not waste $100+/month on PMI. Or buy a fixer-upper that you know will appreciate so that you only owe 80% or less, fix it up and refinance. This is what I did, I refinanced exactly 13 months after I bought my place, and I originally put 10% down and got a 6.65% rate 30yr fixed. When I refinanced I had enough equity that I got 4.95% 30 yr fixed, it knocked about $150/month off my mortgage. -I think the housing market will be low for awhile, given the economy and job market, so I don't really see the rush, and as you can tell, the government extended the credit so there will probably be something in the future when you're ready to buy a house. - I wouldn't buy a condo in this market, or probably ever. They historically DO NOT appreciate like a house, unless in a good market/city, like NYC or something, but generally they are a risk when trying to sell. Unless you buy a cheap one that will just sell itself. -Lastly, LOCATION, LOCATION, LOCATION. - Do not settle for an area you don't like or doesn't have a good report. It will not only likely affect your quality of living but it will make it hard to resell it as well. Good luck, definitely get pre-approved, it makes things go MUCH faster when you find "the one"

  4. The sweet spot is to carry around 50% of your card's balances? NO that'd be RETARDED. I'm sorry, but for people that have quite a bit of available credit (I have 70k), carrying a 50% balance would RUIN quite a lot of people's financial credit reports/scores. Think of all the rich people in the world w/ hundreds of thousands of dollars in available credit, nobody wants them to keep a $150k tab on their credit card to show they are responsible. I'm not going to waste my time responding to the rest of your post, but if you think that's how things are...i hope the best for you. Sorry casper... Edit: Just wanted to make sure you understood that I wasn't calling you retarded but the simple thought process of carrying that much of a balance. I'm sure it sounds good with your $6000 credit card, but think of the big picture, and maybe you'll understand what I'm saying, or maybe not.

  9. I'm heading to lowes to look at everything now, I will look into the acid wash stuff, never done/heard of that before. Would it be ok if my basement has no ventilation? I only have glass block windows... I was thinking about buying some KILZ paint for some spots of black stuff i have, i think its mold/mildew but I dunno. Unfortunately I admit that I never addressed it when I bought the house a few years back so I don't know how long its been there, but it doesn't look like its gotten worse, and most of it comes off with light scrubbing and cleaner.
  10. Ok, thanks for the tips... The walls have been painted by previous owners...so does that mean I just should use normal paint and rolls? Or a thicker nap roll, if so, how thick? Any recommended brands of paint or anything. I'm heading to lowes to get some supplies. Or since its already been painted before can I spray the walls? The floor looks bare, maybe has a clear coating because it is really smooth and sometimes appears shiny. Still debating on doing it myself or getting someone to do it. Money is a factor, but honestly I despise painting because I always seem to have to do it again and again or whatever, lol. After painting an entire house a couple times due to color changes/whatever, i'm done with it.

  14. Ok here's the deal. I've got 2 weeks off for the holidays and I wanted to paint my basement. It's a block basement, and the 1/2 that I want painted is 12ft x 30ft, with about 6.5ft ceilings. I want the walls painted white, and the concrete floor painted grey. No ceiling paintwork. Obviously if I paint the walls first it doesn't matter if a mess is made as the floors are getting painted. I'm considering going two ways. 1) Hiring it out, I'm sure someone could use some extra money, and while I don't need a professional job, I do want it to be sellable -aka I'm putting the house for sale in the near future. 2) Doing it myself - I've rolled block before and didn't have the best luck, it seems that a lot of it splattered all over me and the roll didn't get in all the divots etc. So maybe a paint sprayer would be better? If I can't find anyone to do it for a decent price, I'll just do it myself and try and find a paint sprayer to use. PM me if interested. Matt

  20. I said FOR your credit, sorry I wasn't specific enough, I can see how my post could be taken either ways. I meant benefit your credit score/report. Yes indeed it can negatively affect you if you have balances, especially high ratio of balance to limits.

  22. First off, If you're smart and do not carry balances, interest rates don't matter. PERIOD. I use my CC's to make purchasing things easier, as well as the rewards. Second, carrying a balance DOES NOTHING for your credit, it just simply costs you money in interest. Third, having OPEN/UNUSED credit does NOT negatively affect your score as long as you have proven responsibility in the past. I speak from personal experience as well as knowing many in the related fields. I have PLENTY of available credit, have NEVER carried a balance, and have a nearly perfect credit score. I had no problem obtaining multiple car loans and two mortgages due to my amount of unused credit. I agree the rate hikes suck, but there is no point in closing an older card and losing all that history just because you want to "stick them" with losing you as an account holder. They could give two shits less, they have millions of other minions to earn money from and if anything, without you they have one less liability on their hands.
