Nice on 98%! Most houses in Columbus right now are selling for 92-93% of their original list price. 98% is excellent. A lady at work had her house listed at 115,900 and the first offer in after 31 days was 115,000. Hell yeah, especially since it is less than a mile from where I have a house for sale. Positive for me!

I think the 2 games I am most worried about next year is @NW and @ Michigan. Cal is lackluster at best, and with a new coaching staff I don't seem them giving us too hard of a time. This year we struggled a bit because we had a new coaching staff (granted it was Urban Meyer) and I think we overlooked them. Wisconsin should be a win as well. I like their new coach too, but same thing, it'll be hard to come into an undefeated OSU team's house and beat them with a new staff. Michigan always scares me. They are a very bipolar team...it always depends which team shows up.

If any agent ever said they weren't willing to lower their commission .5%, they will not be in business long. With times as hard as they are, agents will do everything they can to secure and maintain a sale.

I am a real estate investory and use the same agents for both sides of my deals. He is "newer" into real estate but is on a team with his father, Greg Hart. Greg (for many years) was the number 1 agent in Ohio and is the Franklin County Realtor elected by the Franklin County Sheriff (Zach Scott). As a team, they know their stuff. Could I sell my house myself? Yeah, probably. But the 6% you pay is well worth passing the liability onto someone else should God forbid something go wrong (always unknowns). If you want his number, let me know. Since he is "newer" (2-3 years), he doesn't have a TON of clients just yet so he is able to dedicate quite a bit more time than other agents.

As much I as usually shy away from big banks when it comes to loans, the #1 SBA lender in Ohio last year was Key Bank (IIRC, I am not 100% sure on that, but I know they were near the top). May be worth a shot.

Pretty sure my fiance and I are getting married at North Bank. It's good for 100 people or less. I think we are inviting 70 so 60 should show up. Should be around 6k for wedding/reception/food/alcohol. Keep in mind that's only for 60 people...most people have 100+ but half of her family is still in Panama.

I highly recommend the ones from AZ. I got the ones from Advanced and they were quite a bit different. Used each one a few times but AZ is definitely better if you have the choice.

Getting sick of SEC dominance. I kind of wanted OSU to be the one to de-throne the SEC (next year), but I will take it a year early with ND. I love Florida losing. I got his license plate and called the police, definitely stolen.

I really wish I would have paid more attention to accounting/finance in college. I forget so much stuff. Real estate is easy. 1. Find house for cheap that needs work, do a comparable search on what has sold in that area in the last 7 months. 2. Take cost of house+Rehab costs and if 20% lower than comps-real estate fees, buy. 3. ????? 4. Profit Depending on cost of next house I'd be willing to invest 5-10k in something you guys feel is solid and let it sit.
