I'm wondering what color I should do. I don't want to do some weird ass lime green but I feel like if I'm going to pay for powdercoating, I don't want just black. Maybe black with a gold flake because I am using a STANCE adjustable suspension.

Any good recommendations for powdercoaters? I am having my 240 subframe sand blasted this weekend and am going to decide between either POR-15'ing my subframe or powdercoating it. POR-15 is more work, but it's also significantly cheaper. Not looking to spend a fortune on a subframe, but with the amount of surface rust and such on it, I want to sandblast and do it properly.

I've had 10+ windshields replaced from the one next to Pick n Pull. Always the best price I can find. It's been awhile, but I'm pretty sure it's called Discount Auto Glass.

Barely survived the storm...I actually had to pick up my trash can this morning. Sucks, I can't say I was looking forward to it, but all that build up for no reason. Weathermen: The only job where you can be wrong 95% of the time and it's okay.

When I was 15 I was like 5'6" and 195. Got up to 6' 219 after college. After that I did a diet similar to weight watchers but with my own twist. I'm down 49 lbs from that.

I worked for them for awhile in college. Good guys and the owner is a personal friend. Price is around 3.50 to 5 per square foot depending on options. Lifetime warranty. My garage is done. If you want pics let me know. AJs stuff looks awesome too!

You can rent 2 bedrooms from my house, all utilities included. Big house, yay. Pet friendly, fenced in yard, right near 33 on the east side (Canal Winchester). Rooms are right next to each other with your own bath.

Guys name is "Joe Sauk" and from my understanding, he is nationally ranked on mortgage creation and Re-fi. I locked in a 2.85%, 15 year conventional loan on my Re-fi. I actually got a check back at closing for $400 more than what I brought to closing. I literally made money to refinance my house (not really, I understand how it works).

Congrats man, you're doing awesome. I started on Weight Watchers many years ago when I was around 15 and learned the whole system. I stopped it from there due to the amount of work tracking, but took the things I learned and threw them in to normal life. That is insane you ran 13.1 miles. I am 6 foot, 170 lbs and I run probably 15-20 miles a week and couldn't imagine running 13.1 miles in one shot. I started to train for a 1/2 marathon once and couldn't follow through, so a true congrats that you were able to accomplish that!

I may go pick up a generator big enough to power my freezer and that's it. I just bought a 1/4 cow haha. Other than that, I work all day every day so as long as we have power here, I'm good. The only other proactive measure I'm doing is moving my brand new Accord into the garage and moving the 240 into the driveway.

If Microsoft doesn't make the changes that everyone is demanding, I'll go PS4. I started PS3 and switched to 360 and have owned one for 4+ years, but the XB1 looks like it's lacking in some serious places.

That's great man, rentals are something that should be around forever. Excellent asset to have, I'm just impatient. Haha trust me, I know that any advice I take is at my own risk. No worries there. It isn't all of it, I'd never not have a safety net. I'm not naive enough to think I am unreplaceable at work haha. I am also factory in that in almost exactly 1 year from today my future wife will be quitting her job to finish her Master's full time so I will have to support her. One question I can't seem to find the short and sweet answer to: Can Mutual funds be cashed out at any time? If so, at what point are they considered short and long term assets (tax rate).

Will do, I am probably going to narrow it down to 2 rentals or a mutual fund. Thanks! 100% agree. I have the money and the time now. I am getting the experience. I believe if I work my ass off now, I can relax in 10 years. By relax I mean not work a corporate job and live off my investments/rentals.

I am still thinking th rental route, and a HELOC would definitely have to come into play. I couldn't imagine going from 75k to nothing. I actually walked with just over 110k, but I promised myself I would pay off 20k worth of debt at a minimum AND I loaned 15k from my dad to get the house because I was short. I am going to surprise him with $16.5k for letting me loan the money. Fucking wild you say that. Prior to posting this thread I told my co-worker I was feeling lucky and was going to do 25k on.....black. Maybe that's a sign haha. Fortunately, I got my head straight before I did it. I've quickly learned how much 75k is...it doesn't go nearly as far as it used to. I also understand that one wrong move and it's back to ground zero. A harsh reality. I have no problem holding onto the money for a bit, but I will say it is very difficult not to spend it on stupid stuff. Do you mind saying how many you have? My initial goal was 10 properties by age 30. It sounds like these are my safest and best long term asset. Thanks man. I started out flipping cars. That is how I got my initial investment. My only advise, take CALCULATED RISKS and be smart with the money. Again, one wrong move and you have to start over. Good luck to you as well! Haha thanks man. Trust me when I say, I enjoy myself. I am leaving for a 10 day trip to Panama City, Panama in 3 weeks where I will enjoy myself. My philospophy is if I work hard now, it will pay off later. Right now, I don't have kids and am not married (engaged) so I have the time to do that. As you get older your time becomes a premium.

Excellent advice! I do not own any stocks at all. I am scared shitless of them (contradicting my risk statement earlier) because my grandpa lost ~100k in the stock market years ago. That makes me Leary because he was extremely business savvy. I am on the same committee for a local HR chapter for a dude who owns a successful brokerage (libertas) and I have emailed him about 20 minutes ago to see if he wants to help (I know there is a fee). I am interest in the 7 day bond. What are your concerns with metals? Not questioning, just curious. I don't even know how to buy them haha

Still time brother. My one house is in the process of going through section 8. Big pain in the ass, but guaranteed. I have a contractor manage it so I don't have much to do with it aside from bank rolling that crap.

This is going to sound lame, but for 2 years I've taken HUGE risks with real estate. For the first 2 properties I bought I purchased them site unseen because of the quick deadline. I don't have a problem with risk. No risk, no reward I think rentals are the way to go long term, but if I were to buy 3 rentals, I wouldn't have any money left to reinvest. That's scary to me haha...I've gotten relatively addicted to flipping. Any input on buying 50k worth of silver or gold and hold onto it for 6 months?

Normally I don't make information like this public, but I really do feel like there are some people on this site that could lead me in the right direction to make the best of this situation. I am not making this post to boast or brag, I simply respect the opinions of members in central Ohio. I have other, more long term forums I could post this on, but they do not know Columbus and the opportunities that are available in this area. If anything on here is inappropriate, please let me know and lock the thread. Recently (started in 2011) I have been flipping houses quite successfully. However, as the market turns and improves, solid investment houses are harder and harder to come by and it's usually the "big dogs" that get to them because they have more pull, more inside information and more money. I am happy to see the market turning around, but naturally that comes at a cost to me. My most recent sale was for a house in Canal where I walked with a pretty substantial check on a house that I had no mortgage on, leaving me with quite a bit of cash. Naturally, at 23, more than I have ever had. I am looking for ways that I can grow this money relatively short term. I do not want this money tied for any more than 6-9 months at a time, unless it is in a business. So, that rules out money markets, IRA's, etc. Some may feel that is dumb, but with the way I live my life (a 1/4 mile at a time), I cannot have this money tied up for 40 years, especially since I am 23. Hell, I may die in a year or 2 and then it's all for nothing. I am an HR manager at a company located here in Columbus, so I have a salary job that I enjoy. I also have 2 rentals properties that I have been realitively successful with. I have been thinking about opening up a business. As I've mentioned twice before, I am 23, but I have a pretty good head on my shoulders. I have a degree, work a full time job, own a house, blah blah blah. I have courses towards my MBA and I have run my own profitable business (LLC) for the last 8 years (2 of which it was an LLC). However, that business will never grow to anything more than 5-7k a year. Let's say I had...75k to invest into a short term investment OR OR OR a business that I could run full time and grow into something substantial, such as a franchise (I have looked into Tom and Chee). Thoughts? Again, if this is douchey, please tell me to fuck off. I am just looking for advice for someone who has been through a similar situation and could give me some guidance. Huh? It's not like the machine knew who the person was. If it was her or the other person, the same numbers would have come out at the same time. If we are both at a computer and put numbers into a random number generator, it doesn't matter who clicks the "Submit" button at that particular time, the numbers will be the same.
