BrianZ06
Here is what happens when your dumb #@*! contractor does not know what he is doing. This took over 10 years to happen. The only reason I found the problem is 3 of my heater vents were not producing any air. I thought they just popped off the ducts like they have in the past. Well they did pop off because they were weighted down with water. I got a nice surprize when I opened my craw sapce doors. Another 10" and my floor joices would be wet. http://i216.photobucket.com/albums/cc178/1fstws6/000_0940.jpg http://i216.photobucket.com/albums/cc178/1fstws6/000_0943.jpg http://i216.photobucket.com/albums/cc178/1fstws6/000_0944.jpg http://i216.photobucket.com/albums/cc178/1fstws6/000_0945.jpg My perimeter drain clogged up with mud and sut over the years because he used corrigated pipe with slotted holes without back filling with rock. If he used solid pipe it would have been ok with dirt back fill. My washer machine is tied into my perimeter drain also thats I found the problem I had soap suds in my pump basin WTF ? that I just installed after pumping all the water out. http://i216.photobucket.com/albums/cc178/1fstws6/000_0956.jpg The fix http://i216.photobucket.com/albums/cc178/1fstws6/000_1000.jpg

BrianZ06
rain and snow and a little washer machine water. I had not opened the craw space doors for a long time. I had no reason to up till I noticed no heat from some of the vents.

It was miserable.

BrianZ06
If anyone ever needs a sump pump do not buy a Rigid they are junk. I went thru 2 of them in just a few days. I now have a Zoeler they are cheaper and much better quality even made in kentucky you can not even hear the thing run.

Sump pump failures suck. Ours went out and while only the unfinished side of the basement had a bit of water on the floor, there was water all around the house. Enough to flood the little chute that the fireplace emptied into (thats where water was pouring out of into the basement) Thank god my dad happened to go over to that part of the basement that night or it would of flooded. We replaced it with a bigass pump and water was rocketing out of the curb at the street side.
