It's not hard to lead the gains when you also have the cheapest houses in the country.

a $100 house going to $200 is a 100% gain...

But on that note, my house went up for the first time in a fair long time this past quarter... yay!

These prices have still not sorted themselves from the artificially high cheap credit prices. They are still shored up in value by the stimulus that hasn't allowed a proper bottoming. Don't count on a valuation trend going as high as fast again.

Not a specialist, just a skeptic.

Values may be going up, but banks aren't financing any mortgages in "high-risk" areas. A buddy of mine tried buying a house in Akron, between him and his wife they had almost 50% down and a credit score of 790. Denied, and by multiple banks.

Wow, I'm single, credit in the 700s, and had zero down. I didn't have any trouble buying a house this past month. That must be really frustrating for your friends. gl to them.

I think there may be something your friend is not telling you. :confused:

I had problems getting a bike loan ($4K) even with a co-signer who paid off a $70K mortgage with them... but that was all PNC/National City. I think certain banks are just being a bit over precautious.
