Our house is a 3 bedroom 1.5 bath 2k Sq ft house with laundry upstairs. All bedrooms upstairs. The main bath is upstairs and is the size of a bedroom. The lay out is, bath, laundry room, master bed. Other 2 bedrooms are on the opposite side. I want to create an en suite for the master by turning the laundry into a master bath and turn the large bath into a smaller full bath and laundry room. My wife wants to turn the large bath into a bed room and then turn the laundry room into a small bath and small laundry room. Keep in mind we can add a bedroom in the basement in the future if need be. moving laundry into the basement is not an option, my wife does too much laundry with 3 kids. for those wondering, the bath is ~10.5ftx11.5ft and the laundry room is ~7.5ftx11.5ft Edited February 23, 2015 by russian rocket Quote Link to comment Share on other sites More sharing options...

Also consider what dollar per sq. ft. homes in the area are selling for too. Unless you plan on retiring there you don't want to put money into a home only to take a loss on it later. zeitgeist57 Posted February 23, 2015 Report Share Posted February 23, 2015 For perspective, when we were remodeling our house after it was gutted from smoke damage, we looked at adding utilities to an upstairs linen closet to turn it into a laundry room. Small '60s closet...$5500 to add power, water, drain. I think you're good with the extra bathroom, considering water's already flowing in and out. Are you looking to sell soon, or plant roots for a few years. Just make sure you don't 'over-improve' the house compared to the comps in the area. If your house currently resides in the top 10% of value before you do reno, make sure you know you won't get everything back if that pushes you to the top of the list for most expensive house on the block. Just a few things to keep in mind when you're picking finishes and such for whatever remodel to you decide to do. Good luck! Updating the bath is the best thing to do in your case, but adding ADDITIONAL Baths and Bedrooms is the best way it increase resale value. Also-there is a 95% chance that bed room you wan to add in the basement will not be a "legal" bedroom according to the MLS and will not give you any value. Why waste all the space for a permanent bedroom when you can have an entertaining area and then quickly switch it to a comfortable bedroom. Beats the hell out of sofa beds.
