I definitely appreciate the feedback- it fits in with the area and feedback from everyone around the target age we are going for, it’s a hit. May not be for everyone but if someone wouldn’t get out of the car to look at the house because of an easily removable fence, they probably aren’t the buyer for us anyways.

Its not the style of fence is bad its wrong for the time period of the house. The fence is mid century modern and goes with a single level ranch. It just looks odd with a 1920's Victorian or what that style of house is called.

nice grass btw. I said about 1-2 months ago fuck it, I'm done dealing with this fucking grass in the back, and did a overseed on the left side. Best thing I ever did. Couldn't do the whole thing at once since having to move around the trampoline. Now I get to tackle the crab grass disaster of the right side since i didn't catch it soon enough.

Thanks. It's new sod from early June. I have spent the entire summer looking into the best sprinklers, timers, fertilizers, hand pulling weeds etc. I walk the grass barefoot every 3 days and hand water any dry spots. It's all a bit neurotic.

Looks great! For me, I said fuck it, if it looks green, good enough for me.

So the wife and I are redoing our bathroom this fall and we've hit an impasse. I would like to do one of those Bath-Fitter inserts as we have tile now and I absolutely hate taking care of the grout. She wants to do tile again as she likes the look and her parents had trouble selling their old house because they had an insert in their shower.

 

Who's right? What's the better option?

Do tile, seal the grout regularly, keep a squeegee in the shower.

Man I hope it does. Alot of great work on the house. I'm not sure what market there will be for a 300k house in an iffy school district.

 

Thanks- in OTE, a huge market. 12 houses down just sold the first day for 394k, 1850 sq ft instead of 2074 for us. They had a garage though.

 

People don’t buy in this area for schools, it’s all location. I live on this street and paid 300k for mine 1.5 years ago and the value has only went up since.

Originally this area was behind our familiy room and designed to be a formal dining area. No thanks. Much like many, we use our eating area most and never a formal dining space. It has been everything from a play are for the kids to an office area and more. Instead we decided to make it a 15ft x 22ft kitchen area adding a new window and moving the door over a couple feet. The existing dining area seen in the distance of the second photo includes a 4 top round table that expands with 2 inserts to seat 8 comfortably and 10 with ease still just a little tighter. Counters are granite and quartz.

Kitchen Aid Pro Series are excellent and the addition of the Wolf Steam Oven was an awesome upgrade to add. Love it!

The dual fuel stove has a non-stick griddle and also a large convection steam oven as well. The cabinet/desk to the right is a great work space for bills and a laptop, etc.

We continued the color of the island and the barn door to the mud room into the half-bathroom that includes a nice Toto Washlet too.

wow. that's unreal. I can see the location point of view. I literally saved a few of your photo's for ideas on my house.
